"Randall did a radon test which I needed for the sale of my home. He scheduled to install the unit the next day and showed up right on time. He explained everything about the process and left a printed reminder. Before leaving, he scheduled the day and time to pick up the tester - and again, he arrived right on time. He emailed the results to me within two hours of picking up the test unit. WOW! This is what I call excellent service! I highly recommend Schmid Home Inspections."

"You certainly get what you pay for! While CSI wasn't the cheapest on our list of home inspection and radon testing quotes, the cost was more than reasonable for the level of service that we received. Ron, our home inspector, was fantastic! He arrived early, and I don't think he could have been more thorough than he was! He was very friendly and personable, and was more than willing to answer our questions during the inspection. He went through the entire home with a fine toothed comb! He pointed out defects that he found, and explained things in detail. He also highlighted the positive things he found. Used a drone to inspect the roof and chimney, and thermal imaging to check for hidden moisture. I feel like we have an excellent idea of the condition of the property we are buying, which has done a lot in making us feel more comfortable! The report we receiced within 24 hours was professional and clearly written with appropriate photos attached. Will certainly recommend to others, and will use them for any future home inspection needs we have!"

"I had a pipe burst in the basement of our rental property, Flood Crew was referred by our realtor. They arrived quickly after the pipe was fixed by our plumber, demoed, and dried out the areas, even handled packing out our furniture and placing carefully in a pod storage while the work was being done. They did mold testing and made sure everything was safe, the best part was that they dealt with the insurance and we didn’t have to do anything."

"A two-man team worked very efficiently to remove each vent cover and vacuum inside the vent openings throughout the townhouse. One man removed the vent covers while the other man vacuumed inside the vent openings. No problems with how they worked but I think there are other companies who perform a more thorough cleaning of ductwork using other methods. This company did a superficial cleaning and worked very quickly. In and out within an hour.

"The painters arrived on time, stayed late and worked dilligently.  They were very nice and responsive to my coments and observations.  However, unfortunately, after they left, I discovered that many details had been skipped and I spent another day repainting missed spots and fixing details.  In fairness, before they left, they told me to call if anything was not to my satisfaction and they would come back to fix it.  Since I did not have much time before I had to go on a long trip, I decided to do the work myself.  I feel slightly bad for complaining since they were so very nice and helpful, but the truth is they were careless and the overall quality of the work was not really great.

Radon Detection and Reduction questions, answered by experts

Radon is the number one non-smoking cause of lung cancer in the United States, but it can cause some other concerning side effects in the meantime. If you have a raspy voice, chest pains, trouble breathing, difficulty swallowing, or any of the above, don’t hesitate to perform radon testing and install a mitigation system as soon as possible.

Radon enters your home when warm air begins to rise and exits through the roof, creating a vacuum that pulls cooler air from under the foundation. Part of that air is radon, which is an invisible, odorless gas that develops naturally when radioactive particles are deep within the ground. Those particles usually come from decaying matter in soil and rocks.

The soil beneath your house is most likely what’s causing an increased level of radon. This is because soil holds radioactivity for a long time and it’s also what most buildings are built on. Another common source of radon is water from a source that hasn’t been through periodic radon tests, such as well water. Over time, the radon from the soil can inhabit other parts of your house like the foundation or plumbing.

No, radon mitigation systems do not decrease home value or make a home harder to sell. In areas where homes experience similar radon exposure risks, a radon mitigation system is viewed as an improvement. Potential homebuyers often opt to buy a home with a radon mitigation system already installed to reduce the risk of cancer for their families.

The cost for a radon mitigation system typically ranges from $800 to $1,500, with an average around $1,000. The final price depends on several factors, including the size of your home, the severity of the radon issue, and the type of system required. Your home's foundation type also significantly impacts the cost. For example, sealing and ventilating an unfinished basement might cost around $4,600, while encapsulating a crawl space without a foundation slab can range from $1,500 to $15,000.
