"My wife and I were very pleased with the home inspection that Damon from Allied Real Estate Inspections did. He is very professional and he also took the time to stop what he was doing to answer questions we had during his inspection. When my wife and I move into our new home I am going to have Damon do a thurow inspection of it to get his professional opinion of the home. I highly recommend Damon of Allied Real Estate Inspections to anyone needing a 5 star home inspector."

"The engineer, Phil, who responded to my request was the only on of the eight recommendations who responded with in the first hour of my making inquiry for my need for an inspection of my pool enclosure by an environmental professional. And he wat h only one that as willing to perform the inspection on the same day, a Saturday, at 2:00 PM. He was very professional and informed me that he would call if he were a little behind schedule, due to a previous scheduled appointment, and he actually did call and let me know that I should expect him around 2:25 and he did arrive prompt at that time. After he finished the inspection, he promised to provide via email the written report which was required by the mortgage loan company requesting the inspection. I was pleasantly surprised to receive the promised email within one hour after his departure., and the report was exactly what was required. It made my day, to be so successful in finding a professional, on the weekend, willing to promptly and efficiently satisfy my request."

Home Inspection questions, answered by experts

There are a few different types of flues out there, including throat dampers and top-mounted dampers. A throat damper will look like a piece of metal inside the chimney that is either opened or closed, while a top-mounted damper will simply make it so that you can see the daylight streaming in through your chimney from inside if it’s open.

A home inspection is always worth it when buying a home, as it can reveal major issues with a home that could cost you thousands of dollars post-closing. If it doesn’t uncover any issues, then you have some peace of mind that you won’t have to lay out tens of thousands of dollars in repairs after you close.

In most cases, inspection costs are not included in closing costs. The inspection is usually a standalone expense the buyer or seller covers by choice. Closing costs are normally required and designed to cover other costs, such as appraisal fees, title search fees, and attorney fees.

The unseen issues with a home are often the ones that turn out to be the most stressful. While inspections aren’t a legal requirement, they can highlight significant issues, such as damaged foundations, excessive mold, leaky basements, or problematic plumbing. These can cost thousands of dollars to repair, and the work can be invasive.

Knowing these things that fail a home inspection in advance allows you to decide if you want to proceed with the purchase. The seller may even cut back the sale price to help cover any renovation expenses or take care of them before closing.

Closing out an open building permit requires that you have your professional schedule a final inspection of the work they completed. In some cases, like a roof replacement or solar installation, a building inspector from your local municipality may just carry out a drive-by inspection. In other cases, like new construction or a change to interior plumbing or electrical work, the inspector might need to gain access to your home to confirm that the work was done in accordance with the local building code.
