"Wow! What an amazing experience from start to finish! Everyone from FSS showed up when they said they would, were very knowledgeable, and communicated everything very carefully and honestly. There was no discrepancy between what the estimator (Ryan) promised and what the leveling crew (David, Christian, and Blake) said they could do (and what they did) to re-level my concrete pad. I’m very happy with the results and the entire experience. After dealing with other companies and various contractors for many years, this was a refreshing experience! Highly recommend!"

"My foundation work involved both outside and inside piers. Inside there were jackhammers, lifting with bottle jacks, welding, and concrete work. The mess was kept to a minimum. Accurate used steel piers to reach bedrock. Concrete piers would not, a real selling feature. Just finished a few days ago, but overall the house is much better."

"Ivan and his crew were very professional. The house was leveled, the doors were square again and the wall cracks were nearly completely closed. They cleaned up the site very well. The concrete patch work is OK, but not great, it could have been better. Overall, I am very satisfied."

"Genero redid my entire house from drywall to painting inside and out. He did my entire house with Hardy board. He replaced all windows. I even had him do windows and paint a rent house that I have. I will use him with any other projects I have in the future."

"The followup visit went great. The technician was very professional and courteous. The warranty they have is excellent, and they will do whatever needs be done to get a house leveled out. In my case, our house continued to settle after they had done some work, and they are out to followup and to determine what additional leveling needs to be done to get the foundation level. I've used this company for several years now and have been very pleased with their sincerity, professionalism, and perseverance in getting things done right and in a timely manner."

"I needed a water management solution for my home. Sam came to my home and listened to my problem. He inspected the property, measured the elevation of affected areas and provided a comprehensive set of solutions. I opted for the double-barrel drain and scheduled installation. The installation team was prompt and courteous. They were knowledgeable and informative during the installation providing vital information concerning drainage patterns and elevation measurements to ensure proper system functionality. The system works flawlessly and as designed. I no longer have to worry about flooding during heavy rain events. I highly recommend Olshan for water management and would gladly use them again."

House Leveling questions, answered by experts

Trenching and boring are two distinct methods for installing underground utilities. Trenching involves digging a channel using equipment like an excavator, trencher, backhoe, or shovel. While it is a simpler process, it causes significant disruption to the surface, landscaping, and surrounding ecosystems.

Boring, also known as directional boring, is a less invasive alternative that uses a drill to create a tunnel for utility lines without disturbing the surface. This method is more precise and is ideal for installations that need to go underneath buildings, roads, or bodies of water. Although boring is less disruptive, it is generally more expensive than trenching.

Mudjacking is your best bet for leveling concrete on a tighter budget. It’s less expensive than foam or grout mixture. For smaller, surface-level issues, you could also use a self-leveling compound, which creates an even surface over existing concrete—it’s a budget-friendly option suitable for DIY enthusiasts.

Concrete leveling is absolutely worth it if you have sunken concrete slabs and want to restore them to level, especially if the slab is part of your home foundation. Concrete leveling is less than half the price of replacing concrete sidewalks, patios, walkways, and pool decks, and it’s about a quarter of the cost of replacing a foundation. If you also treat the underlying problem, it can be a worthwhile and permanent solution.

Common issues with concrete that may require professional repair or resurfacing include cracks, spalling, uneven surfaces, and weather damage.

Yes, expanding foam (also known as polyurethane foam) can lift concrete. This approach, called polyjacking, involves injecting the foam rather than concrete slurry to fill voids and raise the concrete slab back into place. It’s often faster and requires smaller drill holes than traditional mudjacking, though it may come at a higher cost. Some contractors also prefer polyjacking over mudjacking for more damaged and delicate slabs.
