Rich Spraggs has been conducting home inspections since 1995. Rich is certified by the National Institute of Building Inspectors and HouseMaster inspections are performed in accordance with the American Society of Home Inspectors standards of practice. We thought Rich was going to go over the report with us on the phone like he had with one reviewer. Getting Rich to get back to us to discuss the report proved somewhat frustrating and took a couple of days. When my husband finally did speak to him, Rich didn't do anything beyond answering specific questions we had.
We are now kicking ourselves that we weren't present during the inspection. He missed many items that are running us into extremely costly immediate repairs:
- Leaking roof requiring an immediate $5225 repair (damage visible on master ceiling)
- Three roof valleys (visible from ground) that were installed incorrectly and need immediate replacement ($5985)
- Leaking shower that renders the master bath shower unusuable
- Toilet seats unattached to toilets
- Rotting basement stairs
- 2nd floor landing unsupported by structural beam or load bearing wall. Large section of the landing has separated from wall and dropped about 2 inches.
- Theromostats whose electric connections turn on heat in opposite rooms
- Black mold growing in garage due to broken gutter (pointed out to us by a contractor who couldn't believe it was overlooked during an inspection)
- Rows of loose bricks on front porch, rendering the steps hazardous
- A good majority of the windows in the house are painted shut
- Electric switches that don't work correctly (they make popping sounds or need to be jiggled to function)
