Read all the positive reviews about Rich, especially the one about the out-of-state customer who couldn't be present during the inspection. We were living in California and unable to make it to the inspection, and assumed we would get the same level of great service we had read about.

We thought Rich was going to go over the report with us on the phone like he had with one reviewer. Getting Rich to get back to us to discuss the report proved somewhat frustrating and took a couple of days. When my husband finally did speak to him, Rich didn't do anything beyond answering specific questions we had.

We are now kicking ourselves that we weren't present during the inspection. He missed many items that are running us into extremely costly immediate repairs:

• Leaking roof requiring an immediate $5225 repair (damage visible on master ceiling)
  
  • Three roof valleys (visible from ground) that were installed incorrectly and need immediate replacement ($5985)
  • Leaking shower that renders the master bath shower unusuable
  • Toilet seats unattached to toilets
  • Rotting basement stairs
  • 2nd floor landing unsupported by structural beam or load bearing wall. Large section of the landing has separated from wall and dropped about 2 inches. 
  • Theromostats whose electric connections turn on heat in opposite rooms
  • Black mold growing in garage due to broken gutter (pointed out to us by a contractor who couldn't believe it was overlooked during an inspection)
  • Rows of loose bricks on front porch, rendering the steps hazardous
  • A good majority of the windows in the house are painted shut
  • Electric switches that don't work correctly (they make popping sounds or need to be jiggled to function)

I am out of state and needed a home inspection for a house we were looking to buy. Our agent recommended Rich at Housemaster had I read great reviews online. The appointment was easy to set up and pay for over the phone. The inspection report was thorough and gave a lot of information. I would use Housemaster again and highly recommend them.

Outstanding service!  Provided a detailed and easy-to-understand report which was available online.  I was not able to be there during the inspection so I asked if the inspector could call me over the phone to go through the report (we are from out of state).  He provided extra pictures to help explain findings (their reports always include pictures with useful descriptions!) and he spoke with us in detail over the phone.  His attention to details and the depth he obviously went into inspecting the home was very reassuring.
Mrs. Spraggs, who runs the office, was always helpful, courteous and extremely responsive.  Housemasters provided an outstanding service and provided great value for money.  I absolutely recommend Housemasters!

The inspection went really well.  In general, there were no issues with the home, but he showed me photographs and pointed out the wear that he's observed on the roof which led him to believe that the roof was fine for now, but that it might need replacing in three years. He answered all questions that I asked of him, including showing me the location of the home's water main. He provided me with a pictorial book at the start of the inspection process as well as a final report which contained photographs. His visit ran from 2 1/2 to 3 hours in duration.

Rich Spraggs was at the property early and already checking out the outside of the house when we arrived. He was incredibly thorough, knowledgeable, and wiling to explain things to us. We tagged along the whole afternoon as he worked his way through the house and the outbuildings on the property. Rich took the time to show us what he found and answered our questions as he moved through the different areas of the house. He was friendly and efficient. He did his report writing as he worked, and our finished report was emailed to us early that same evening. It was detailed, easy to read, and very useful.
I would recommend him to anyone looking for an inspector, especially for an older home (the house we are buying is 100+ years old).

We have been extremely impressed with Rich and Barb Spraggs with HouseMaster of Dayton. Prior to the inspection date we were sent confirmation email messages as promised.  We were able to sign the agreement form online.  Barb Spraggs has been extremely pleasant and professional.  She has made me feel comfortable contacting her with any questions and clearly outlined what was included in the home inspection (and what was not) prior to agreeing to the service contract.  We had to change the date of our inspection at the last minute and they were happy to accommodate us.  We were advised the inspection would take 3 hours and decided to come for the last hour so that we could go over the findings and ask any questions.  Rich explained his report to us in terms we were comfortable understanding and very professionally, and politely, answered all questions we had.  He throughly explained the individual sections of the report and details of the home's structure, functioning systems and exterior parts.  We felt very comfortable asking all the questions we had and feel confident in Rich's knowledge and expertise.  We were given a binder with a great deal of information and space to store our detailed inspection report.  The report was available to us, with complete house photos, almost immediately.  We feel that the price for the inspection was very much worth the experience and knowledge we gained about the home.  In the future, we absolutely will contact Barb and Rich Spraggs for a home inspection and feel very confident referring him to our friends and family.  We are extremely happy with our experience.

Extremely pleased from start to finish. Our whole house inspection was set up by our realtor. We received a call the next day to confirm the appointment and emailed the paperwork to sign electronically. Rich Spraggs was extremely professional and thorough. He walked us through the entire inspection, explained his findings and what they meant. He was very helpful and attentive when ever we had a question. When questions were brought up he answered them and even gave us suggestions on who to contact, such as a licensed electrician, general contractor, etc. Rich took his time going over everything which was much appreciated and helpful to us as first time home buyers.

Mr. Spraggs has a highly professional company from start to finish. I randomly found this company on the website and was impressed right away by the courteous rapport of the person answering the phone. She followed up with the requisite documents for my e-signature and then the inspection occurred a few days later. The inspector, Mr. Spraggs arrivedpromptly and did a very thorough job with well-taken photos. The house inspection report was not only detailed, but also clear and polished. The document was professional and well presented.  They seem to take every aspect of their business to the highest level.

Calling to inquire about the services and the charges was easy. I received a full explanation of services offered. Setting up the appointment and confirming it with the selling agent was done promptly. I was delivered all promised preliminary items on time. My inspector was Rich Spraggs who was extremely thorough and professional. He took the time to explain all aspects of the inspection and his findings and still completed the inspection in the estimated time. His report was accurate and prompt. I particularly appreciated that he seemed to value my concerns and always took the time to investigate anything I mentioned further. He took the time to be honest about his findings and also helpful with discussing the next courses of action. I truly learned a great deal during this process. I reviewed his findings with professionals in the home repair field and they were impressed with his quality of work. I highly recommend this company and particular, Rich. Rich showed up on time, ready to work, prepared. The Gas company hadn't turned on the Gas as required to facilitate that portion of the inspection, and it didn't appear initially that the Condo association had turned on the water either. Rich quickly found the issue with the water and got it running and just kept moving. The Thermostat had been removed from the condo prior to the inspection and so I had to find someone to come out and install the thermostat so we could finish the rest of the inspection. Rich had to leave to get to his next inspection, however quickly offered to come back later and finalize the portion of the inspection that required the installation of the thermostat on his own time. He got this accomplished and secured the unit after leaving and had the online inspection report available after all this in a timely manner. I was very impressed with his work ethic, how thorough his inspection and reports were, his flexibility and level of customer service, and his knowledge and willingness to answer all my questions and even offer solutions to some of the issues I had with the Condo.
