But the workers are everyday people like us and most are not required to be licensed in Texas. That means supervision is the key and ideally by someone not financially tied to the project. "[Removed member name] First I want to thank you for taking the time to make a comment about your inspection. We perform over 1500 building & home inspections a year and you are only the second comment on Angies List this year. Your comments about our office staff and the scheduling process were welcome, we take pride in trying to provide the kind of service that we would like to receive ourselves. Your comment also highlighted some common misconceptions about a home inspection that should be clarified because we all know other potential home buyer depend on shared experiences such as yours when making their decisions on having a home inspection performed and who should complete it. Also, just briefly I am not understanding what your experience is about believing that the inspection was not through. The average report in Texas is under 15 pages, your was 31 pages with over 80 photos. When clients are not present to share the inspection experience we make every attempt to clarify what we see at the time of the inspection. The comment about the cracked soil around the home brings up an excellent topic for all homeowners not familiar with Texas. We are home to some of the most expansive soils in the United States. Expansive clay soil, also called shrink-swell soil, causes billions of dollars of damage in the United States each year, we take it seriously. Although the condition of the soil around the home is not part of the inspection and does not even have a place in the inspection form to comment about it we use the soil condition when attempting to evaluate a foundation that appears to have failed or not performing adequately. We do provide our opinion about the performance of the surface drainage of the yard within close proximity of the home because poor drainage can contribute to foundation issues. I have seen atrocious drainage and expansive soils and foundations performing fine, I have also seen failures for no apparent reason. I did not personally perform your inspection but my partner did. He is a veteran of well over 20,000 building & home inspections in Central Texas. The report lacks any comments about foundation issues and since you did not mention any in your comments I can only assume that the four year old foundation is performing adequately. If that is the case the cracks in the soil don’t appear to be an issue that would merit commenting on in the inspection. An analogy would be my affinity for sweets every day. I am 6’2” @ 190 lbs., it is apparent that the sweets are not causing me any weight issues. If I was 290 then we have a connection. In the case of your home the expansive soil didn’t appear to be causing a problem hence not warranting any comment per our state standards of practice. We also typically perform an infrared scan of the home looking for any insulation anomalies or moisture issues. To my knowledge we are the only inspectors in the area that provide this, and it is free during a home inspection. I am going out on a limb by saying that since there was no comment about an active water leak that there was none at the time of the inspection. We do make an attempt to provide remarks about water penetrations in walls, ceiling, etc., if observed. If the evidence was obvious I apologize for not providing the comment. It would be just a remark and not a deficiency in that scenario. We are like a doctor giving the home a physical, there is no pass or fail but provide comments on the performance of the home and observed life safety issues regardless of the age. As a general practitioner in construction science with a limited amount of time at each home we do our best to provide the information needed for a buyer to make an informed decision on buying a home.
