It is soooo worth the money upfront to hire a professional engineering inspector, rather than buy a home that may fall down in a few years.
They came out on time and were very professional. As they walked the property meticulously pointing out flaws and potential problems, they took the time to explain everything to me the why and how. They looked at a mind boggling amount of things from AC, roof, structure, garages, attics, foundation and more. It took well over 6 hours. In the end, they produce an extensive report that blew the mind of the builder and myself. They saved me thousands, and the repairs are being made without costing me a dime. I made my money back and more. The average home inspector would have not gone on the roof and would have finished in 1 - 2 hours.
These guys are worth your time and money, and should rank higher. By the way, the report was over like 50 pages and had pictures and recommendations included.
I typically will not give a company a review, but they did a great job and I would recommend anyone on the fence about buying a house to go with these guys. In the back of mind, its throw away $650 or double it to save money. The old pay me now or pay me later.

Our pricing does vary by the size and value of the home as these factors do change the time necessary to review the building. We do try to get on roofs and most places around the buildings we inspect as safe access allows."

In the case of the inspection you ordered it would be good to see drainage patterns which are not always obvious. We do not have the cheapest pricing. It's a chunk of money to spend on an inspection, but the engineering component is worth every penny. That "chunk of money" saved us an even bigger chunk of money!
Conversely, if the house had been found to be in relatively good condition, we'd say the same thing: it's a chunk of money! However, it would have validated our decision to buy had it been in reasonably good condition.

Inspection day, Mr Robinson arrived a few minutes early and prepared. We were not, some details being have your stuff picked up and ready. About 3 plus hours, and we went on about our business. To summarize, areas you think are your concern are not the way some things turn out. We have a mix of natrual gas and electrical to a roof to be more focus on. Mr Robinson was able to narrow our foundation concern without a big discussion, level it. He set our focus on avoided maintenance and plans with remodeling.
Reporting day, buyer and seller eager to get report. Report ready and thorough, with examples and photos. Prepare. Allow yourself about 3-4 hours to a narrative. I had to add 2 check boxes, those areas I really care about and those I need to know areas. It was easy to read and provided suggested costs, determined to stress importance of safety areas and ease of resolving those maintenance items. We got estimates and came in line with report. We feel that we have the right information and a baseline for future work, for an older home. Having always used inspecton on a new home (4), this was a first for our family to inspect an old home. And we have used inspectors right before new construction warranty ends to set matters equal. But this was a report, and grateful.
After, we plan to use company to return after construction work and validate our plan to baseline. I'm sure it will be ease.

"Thank you for taking the time to leave a review. I am glad I was able to get a contractor out to look at the roof. We cannot always make this happen on short notice, as in this case, unless I know in advance the roof will be higher than I can reach but I was able to in this case. I do walk roofs where I consider it safe and non-damaging to the roofing system. If I cannot access them directly I do my best to view them with glasses. With very short option periods it is often not possible to get a roofer out without significant pre-planning. I am glad you are pleased with our work."
The report I received was very thorough and informative with pictures, allowing me to negotiate repais and sales price. Even my realtor was suprised when I showed it to him. If you are wary about price, believe me you get what you pay for. Remember a home is possibly the largest investment we make and why wouldn't you want the best.
The three inspections were very thorough, and Edward communicated well with other companies that were performing simultaneously other type of inspections. Edward was also very helpful and informative for every question we asked immediatly after inspection. Once the inspection was done, the team was also very responsive: When we reported a glitch in the report publication process, the problem was solved in 10 minutes on a Friday night (past 10PM). The report itself was also high quality and very detailed.

They don't happen often, but we do work to handle glitches quickly when they do as we understand that our clients transactions are often time sensitive. On the day of inspection Edward was on time. In a very calm and composed manner ,one by one, he checked every nook & corner of the house and at the end of the inspection gave us a synopsis of his assessment . Next evening we found a detailed report uploaded on his website.
I wish all my contractors share the same work ethic and knowledge about their work . He gave a very in depth yet 'matter of factly' account of the house. No scare tactics. No cross-selling.His report has been so comprehensive that we could actually decide on our next few steps to see whether we would want the house - exactly why we got the survey done :).
There are numerous issues with the house but using this report we are contacting contractors and assessing whether we should buy it or not.
I recommend Edward Robinson to anyone ,who needs an inspection done to decide whether he/she should buy a house or not.......Not only because of Edward's expertise in orderly going through each structural/mechanical/electrical aspect but also because of the way he articulates his assessment :-His approach in explaining issues is rational and full of reason. He does not exaggerate or undermine any issue but explains the possible/probable rational reasons behind the issues.Would suggest to ask specialists to look in to the jobs that he is not licensed/specialised to comment on.Did not try to sell any other service provider's service, even though I am very impressed by his Integrity and expertise and would blindly go by his reference.
I have utmost respect for all professionals/individuals who know what they do and who share good work ethics.

"I regret that I did not get the chance to work with you on your project and prove my worth. After speaking with my office staff it is my understanding that the home you were considering was a little larger than average and the scope of work was one that requires considerable time in both inspection and report preparation due to the need to almost hand write the entire report rather than relying on some automation. Our fees are generally based upon time spent in inspection and reporting. While you can find consultants that provide cheaper rates, you will not find our quality of service or dedication to quality. I does take considerable time to both perform the inspection and provide a good quality report and do a good job. I hope you will consider us in the future."
