"I live in an antebellum house, built in 1837. Over the past 175 years some of the bricks underneath the fireplace in the living room and gathering room had crumbled. The floor needed repairs and leveling. I contacted 4 companies to evaluate the problem and develop a solution. Luke Griffin, with Mr. Foundation, was the only person who actually went under the house and took pictures of the problem for us to see. We were able to see what was happening at the fireplaces. He then studied the problem and the next day offered us a solution. They came and installed steel beams with stainless steel jacks, leveled the floors and resolved the problem. I tell people an elephant now could jump up and down on the floors. Would I recommend Mr. Foundation?? 100%!!! And, FYI, their price was considerably less than two of the other companies."

"These are extremely nice and responsive people. However, their mole removal service just doesn’t work. We have had 5 scheduled treatments. We are now told that we are beyond warranty after the last treatment on 8/16. We started the service back on 6/19. And now after a $625 charge, we still have moles. These folks may be very effective in other areas, but if you need mole removal, this company definitely doesn’t have the solution."

A sewage smell in your crawl space is usually from a damaged or clogged pipe leaking sewer gasses or actual sewage underneath your home, but there are some other common causes. The most flood-resistant materials you can count on in a flood scenario are concrete, closed-cell insulation, foam insulation (also known as expandable foam), pressure-treated wood, marine-grade plywood, and ceramic tile. When a material is flood-resistant, it can withstand direct contact with floodwater for at least 72 hours without being significantly damaged.

Although the two terms are closely related and often used interchangeably, pier and beam foundations and crawl spaces are different things. A pier and beam foundation is made up of concrete piers and wooden beams and creates a space under the home known as a crawl space. There are several types of foundations that create crawl spaces, often collectively known as “crawl space foundations,” but the crawl space itself is separate from the foundation. 

The primary reason homes have crawl spaces is so the foundation can reach down below the frost line to avoid dangerous soil movement and structural damage when the ground freezes. They’re more popular in colder climates where the ground freezes down to a few feet, and slabs are most popular in warmer areas where there is no frost line. Crawl spaces also provide a space for utility lines to run where they’re at less of a risk of freezing.
