"The patio slider windows werre a big replacement project. The team of installers Gary and Bernard were very professional, clean, and most importantly paid great attention to detail. I appreaciate the excellent installation they did. In addition to doing a great job they cleaned up beautifully- I really recommend Stanek and especially these two gentlement. "The grout in my flagstone patio was falling apart. Landscapers came out gave me.a reasonable price, a few days later they showed up and started the job. After the rain was over they came back out and finished the job. The patio looks amazing and we are very happy with the results. They cleaned up and put everything back where I had it . I would recommend them to anyone."

"We received a very fair quote to install a front entry patio and, in the rear of the house, a concrete patio/deck from John Jones of Veteran Home Renovations. The work took about a week to complete, and the job completion exceeded our expectations. John Jones was very professional and detailed in his work. He was also very polite, courteous and considerate of us as seniors, so we would have no hesitation in recommending Veteran Home Renovation and John Jones. Yours was a job well done, John.Thank you."

Patios questions, answered by experts

The cost to screen in a porch depends on whether you are adding screens to an existing structure or building a new one from scratch. Adding screens to an existing porch costs about $5 to $7 per square foot, with a national average cost of around $2,800. For example, screening a 12-by-12-foot (144-square-foot) porch would likely cost between $700 and $1,000. If you are building a new screened-in porch, the cost is substantially higher. A new 12-by-12-foot screened-in porch can cost between $6,400 and $18,300, while a new 14-by-16-foot one averages around $11,000. The final price will vary based on the size of the porch, labor costs, and the materials you choose.

A Florida room is a home addition that has finished walls with windows lining the perimeter, while a screened-in porch, also known as an Arizona room, lacks windows and instead has screens to maintain constant ventilation. Florida rooms provide longer enjoyment throughout the year because they’re closed off and will naturally get heated from the sun, while a screened-in porch will just be the same temperature as the ambient air.

If you want to hire a professional to build a screened-in porch, a local sunroom or porch contractor is your best bet. If you can't find a local sunroom builder, another option is to consider hiring a general contractor to perform the work.

If you're handy, you may consider building the porch yourself. Before you do so, make sure you understand the local permit requirements and building codes so that you don't have any problems with the safety or structure of the porch.

Even under the best of all circumstances, the maximum ROI on a pool is about 56%. There are other exterior home projects that you can do that are both less expensive to tackle and net a more significant ROI. These include:

Yes, porches require foundations. The type of foundation required, however, is determined by the type and use of the porch. For example, a screened-in porch won’t require a new cement foundation. However, if you turn your porch into a sunroom or plan on making it a living space, then chances are you need a foundation that’s more permanent than piers and posts.
