"This man seemed very professional, but I was somewhat dissatisfied with two things; 1) he told me after the inspection he would recommend businesses to do any or all repairs. I clarified this would include interior damage caused by the potential structural damage and he agreed. This was not the case. I felt like this was part of the service I paid for, since it was agreed upon prior to me contracting him. When I brought this to his attention, he stated he would not recommend anyone, and that I should check with the BBB for contractors to do the work. This just was not acceptable; however, I had already paid him in full, so there's little I could do. 2) he recommend a beam be removed under my sink area. This beam had recently been installed by another structural engineer hired by my association. I had two other companies agree that the beam should be placed there to prevent sagging under my kitchen counters. I inquired about this beam and asked if he was sure it should be removed. He did not care to elaborate, but only suggested that it be removed. You would think a detailed explanation would be possible, as this man is not inexpensive. Anyway, he seemed very detailed, and he was polite, but I would have hoped he would have fulfilled the terms he agreed upon prior to receiving payment. If I had to hire another structural engineer, I would not hire him again for this reason."

"Mark was great! He was very thorough and helped us identify what most critically needed to be addressed in our home. Having him offer a neutral 3rd party opinion helped ease our minds regarding the various projects that need to be completed. Highly recommend."

Structural Engineering questions, answered by experts

The National Association of Home Builders requires repair of any foundation crack of more than one quarter of an inch, although local regulations may vary. In general, any visible crack that is growing in size, allowing water through, or that you have just noticed, is a good reason to call a structural engineer. Cracks can be a sign of a sinking foundation, so an inspection is a good idea for your peace of mind.

The easiest way to tell if a wall is load bearing is to check if it’s an exterior wall or if it runs perpendicular to the joists above and below it (or parallel to beams). Exterior walls are almost always load-bearing, and walls that run under beams or parallel to them are also usually load-bearing. There are exceptions to these rules, and walls that don’t fit into these categories can still be load-bearing. If you’re unsure, hire a structural engineer to look at your home to assess whether or not the wall is structural.

According to the Earthquake Country Alliance—a public and private alliance in California that works to improve earthquake and tsunami readiness—reports that unreinforced masonry, such as stone, bricks, and hollow clay tiles, is more susceptible to earthquake damage. The mortar between bricks isn’t as stable as other building materials and methods.

The depth of any foundation style depends on your climate and how deep the frost line is, as building code requires that the footers of a foundation—which are built into a monolithic slab—sit at least a foot below the frost line. At the southern tip of Florida, for example, a monolithic slab foundation would only need to sit 12 inches under the soil at the widest parts. On some parts of the Canadian border, the frost line is 100 inches, which would mean a minimum of 112 inches, which is prohibitively deep for a monolithic slab.

A structural engineer evaluates any structural components, like floors, foundations, walls, and roofs, to ensure they can support the structure. They also consider the soil quality in your area, potentially extreme weather conditions, and proximity to bodies of water and groundwater to ensure your building can withstand any stresses placed on it by the surrounding environment. Structural engineers work on both new and existing buildings.
