"We had Michael Sovastion and Wade Loden out to our property to do some land clearing. Both gentlemen were on time. They were within the budget quoted. The work conducted was impeccable. They were polite, and went above and beyond. The care that they put into the job was most outstanding. I was very impressed of the attention to detail and care that was put into the equipment the used for the job. (This is a Military small owned business) that is doing outstanding work at every level. I plan to bring them back for more work in the future. My wife and myself are retired Military, we expect attention to detail and we got it 100% and then some. They have set the standard for all others to follow. Land Clearing Services questions, answered by experts

In Clinton, a frequent mistake is assuming fences or visible features align with true property lines, which can cause disputes. Homeowners sometimes fail to review existing easements or neglect to provide clear access for survey crews. Not specifying the exact type of property survey needed, overlooking the importance of accurate title research, and skipping neighbor coordination for boundary surveys are other common missteps.

Helpful?

In Clinton, land surveying timelines depend on factors like property size, steep slopes, and dense tree cover, which can slow fieldwork. Properties near Norris Lake or the Clinch River may need extra visits for monument recovery or floodplain verification. Surveyors often require multiple sessions if boundary markers are missing, access is limited by private roads, or if weather delays disrupt the property survey process.

Helpful?

After a land surveying project in Clinton, homeowners should keep the signed and sealed survey plat, digital copies, and a written legal description. It’s also important to retain GPS coordinates for property corners, photos of survey monuments, referenced deeds or easements, records of utility locations, elevation certificates for flood-prone areas, and all correspondence with surveyors. These documents help resolve future property line questions or disputes.

Helpful?

Homeowners in Clinton often overlook the time needed for utility marking, especially with call-before-you-dig protocols. Seasonal rain can make certain areas inaccessible, and coordinating with neighbors on shared property lines adds complexity. Clearing brush or debris for surveyor access and accounting for permit requirements near waterways are frequently underestimated steps that can extend the property survey timeline.

Helpful?

Clinton’s climate, with its humid summers and heavy rainfall, can delay land surveying by making terrain muddy or inaccessible. Spring rains and clay soil often slow down fieldwork, while winter’s shorter daylight hours limit survey time. Fog near local waterways can interfere with measurements, but leaf-off conditions in late fall and winter can actually improve visibility for locating property lines in wooded areas.
