Three problems arose with this project. 1) the entry point in the foundation where the supply line was brought into the basement below grade level leaked after the first rain and has required resealing. This was repaired promptly by the general contractor. 2) Temp control broke the fireplace marble facings and hearth in several places which resulted in the extra expense of replacing the marble. Although I was told by the general contractor when estimating the project that the marble may break if it had to be removed which would require my approval of a change order, Temp control proceeded to remove and break the marble before the general contractor contacted me and otained my permission to proceed with the installation via a change order. 3) After the remodeling project was completed, we installed gas logs in the fireplace,. After the first few uneventful uses, the brass control valve in the floor next to the fireplace became very tight and did not open to allow full gas flow. Then it would not close/seat completely, and allowed enough gas to leak through to the logs that we could smell it in the living room. We closed the primary cut off valve on the supply line to the fireplace and called the general contractor, who arranged for Temp Control to return and check the system for leaks, etc. Temp Control (Eloy Saban-owner) returned on the second day after we called. He did NOT arrive as scheduled at 8:00am but inconveniently at ~7:15 am, and called from outside wanting to gain entry before we were ready. He and an assistant checked the gas line and the area around the brass valve for external leaks and found none. They turned on the floor valve but did not attempt to light the logs. At this point, Mr. Saban denied any responsibility for any problem stating that the gas log installer would have to return and solve any leak problem since his ( Temp Control) responsibility "stopped at the point where he had capped off the supply line in the fireplace", and he found NO problem with the brass floor control valve. He stated that the log installation was at fault since an additional control valve or ignitor kit had not been installed inside the fireplace, and all brass floor valves leak and therefore should never be used to control the gas logs. When asked about the change in operation of the brass floor valve becoming very tight he stated that is normal. When asked about the failure of the valve to open or close the gas flow completely he said that is normal, and that is why an additional valve is required inside the fireplace.
He wrote up his findings and recommendations on a workorder form, and we signed it and were given a copy at no charge. His comments referred to the need to have the log installer return and address a faulty log ingnitor or control valve, inside the fireplace, which of course, was not even present. I asked the general contractor to have Temp control simply replace or repair the brass floor control valve and I provided a copy of the gas log installation instructions which clearly state the acceptability of using the brass floor valve as the only control for the logs. I also verified with the gas log retailer manager the acceptability of using the brass floor valve as the only control, and that brass floor valves are NOT expected to leak (until perhaps after 20+ years of service), and that an additional control valve inside the fireplace is NOT required. Temp control agreed to replace the valve ONE time as a favor to the general contractor, but stated that doing so would solvenothing, and that I just needed to spend the extra money to install an additional valve inside the fireplace. I was surprised that Temp Control would not consider the possibility that for example some debris (e.g. pipe thread sealant, etc.) might be interferring with the valve operation, or that the valve installaiton or the valve itself might be faulty, and that they had already decided that replacing the valve would NOT solve the problem. I felt that Mr. Saban's statement that all valves leak was simply not credible and only self-serving (and this was confirmed by the gas log retailer) . Therefore I refused to allow TEMP Control to do anymore work for me. Instead I asked the general contractor to find another subcontractor to replace the valve, or to simply refund to me the cost of the valve and installation. The general contractor has defended Mr. Saban/Temp Control, but has refunded $150 to me for the cost of the valve and installation. I have had another contractor replace the control valve in the floor, and the installation works fine.
