"Very annoyed right now I had them do my survey in July of 2022 for a extra half an acre that was added to my purchase for $600. Its not the price or the service that really aggravated me to no end its the fact that the service was provided back in July and we had just moved here and had a ton of transactions coming out of our bank so never noticed that they never cashed the check. But you wait until the week before the most expensive holiday of the year to cash the check? Not Jul, Aug, Sep, Oct, Nov, or even the first week of Dec!!!!! But wait until the week before Christmas REALLY!! as the only provider for a family of 6 that extra money was needed. I understand I have to pay for a service provided but C'mon Man beyond annoyed right now"

Even if you don’t make any changes to your property, many states only guarantee the accuracy of a land survey for five to ten years.

Land surveying can help give clear guidance on your property boundaries for numerous situations. And in some cases, having your land surveyed is a requirement. Some common reasons to have your land surveyed include:

  • Planning for construction projects, like building a fence

  • Locating utilities, such as plumbing fixtures

  • Settling property line disputes 

  • Creating subdivisions 

  • Meeting mortgage requirements

  • Selling your property

Surveys completed by licensed surveyors can be recorded with a local surveying records office, and in most cases, they will be. Filing survey reports categorize them as legal documents, and they can be used whenever legal documentation of your property’s boundaries is needed. While you’re not required to file survey documents, it’s a good idea to do so. 

If you can’t find any records online, you’ll need to contact your county clerk’s office to do further research. They should have property records on file, or can at least point you in the right direction of who to contact. You can also speak with your neighbors about when their houses were built because they were likely built around the same time.

Including excavating to expose the test site, filling the hole with water, and monitoring it while it drains, you can expect the test to take between four and eight hours total.
