"Very annoyed right now I had them do my survey in July of 2022 for a extra half an acre that was added to my purchase for $600. Its not the price or the service that really aggravated me to no end its the fact that the service was provided back in July and we had just moved here and had a ton of transactions coming out of our bank so never noticed that they never cashed the check. But you wait until the week before the most expensive holiday of the year to cash the check? Not Jul, Aug, Sep, Oct, Nov, or even the first week of Dec!!!!! But wait until the week before Christmas REALLY!! as the only provider for a family of 6 that extra money was needed. I understand I have to pay for a service provided but C'mon Man beyond annoyed right now"

Land Surveying questions, answered by experts

After land surveying in Aiken, it's important to periodically check that boundary markers remain visible and undisturbed, especially following severe weather or nearby construction. Maintain copies of your survey plat and related documents for future reference. Local surveyors and the Aiken County Register of Mesne Conveyances recommend updating your survey every 10-20 years or before major property changes to ensure continued accuracy and compliance.

Helpful?

In Aiken, land surveying often requires coordination with the Aiken County Planning & Development Department, especially for subdivision plats or new construction projects. Surveys must comply with local zoning ordinances and subdivision regulations. If your property includes wetlands or floodplains, you may also need permits from the South Carolina Department of Health and Environmental Control or the US Army Corps of Engineers. For commercial sites, ALTA survey standards are commonly mandated by local authorities.

Helpful?

In Aiken, a basic boundary survey typically takes 1 to 2 weeks, while residential surveys with complex property lines may require 2 to 4 weeks. Commercial ALTA surveys can take 3 to 6 weeks, and subdivision plats may extend to 6 to 12 weeks, especially if multiple approvals are needed. Factors such as weather delays, property accessibility, and required research by the surveyor can influence these timelines.

Helpful?

In Aiken, homeowners often make the mistake of relying on outdated surveys, failing to verify the credentials of their surveyor, or overlooking existing easements and encroachments. Delaying a survey until after starting construction can result in costly setbacks. According to the South Carolina Board of Registration for Professional Engineers and Surveyors, always confirm your surveyor is licensed and insured, and communicate your property goals clearly to avoid misunderstandings.

Helpful?

In Aiken, unexpected land surveying costs can include title research fees, replacing missing or damaged survey markers, and additional easement or right-of-way investigations. If your property involves wetlands, environmental assessments may be required, which can significantly increase costs. Disputed boundaries or unclear legal descriptions may also necessitate extra work. It's wise to consult the Aiken County Assessor's Office for property records to help anticipate potential expenses.
