"Very annoyed right now I had them do my survey in July of 2022 for a extra half an acre that was added to my purchase for $600. Its not the price or the service that really aggravated me to no end its the fact that the service was provided back in July and we had just moved here and had a ton of transactions coming out of our bank so never noticed that they never cashed the check. But you wait until the week before the most expensive holiday of the year to cash the check? Not Jul, Aug, Sep, Oct, Nov, or even the first week of Dec!!!!! But wait until the week before Christmas REALLY!! as the only provider for a family of 6 that extra money was needed. I understand I have to pay for a service provided but C'mon Man beyond annoyed right now"

Land Surveying questions, answered by experts

In Orangeburg, homeowners often rely on outdated surveys, assume property corners are accurate, or neglect to update surveys after property changes. Failing to check for easements or flood zone requirements with the Orangeburg County Building Department or City Planning Commission is another frequent error. To avoid costly issues, always hire a licensed surveyor and keep documentation current after any improvements or land modifications.

Helpful?

The timeline for land surveying in Orangeburg depends on the survey type and local factors. Boundary surveys typically take 1-3 weeks, while topographic surveys may require 2-4 weeks. Subdivision plats can extend to 4-8 weeks, especially if Orangeburg City Planning Commission reviews are needed. Seasonal weather, permit processing, and dense vegetation can cause delays, so consult your surveyor and plan for possible extensions.

Helpful?

In Orangeburg, hidden costs during land surveying may include resolving unclear property lines, replacing lost boundary markers, and addressing access issues due to local terrain or wetlands. Additional fees can arise for expedited processing, utility location, or compliance with Orangeburg County Building Department requirements. It's wise to budget an extra 10-20% for contingencies, especially if your property is near flood zones or has dense vegetation.

Helpful?

In Orangeburg, land surveying for new construction, subdivisions, or flood zone determinations generally requires approval from the Orangeburg County Building Department and may also involve the Orangeburg City Planning Commission. For projects in flood-prone areas, FEMA guidelines may apply. Always verify requirements with both the Building Department and the Planning Commission before starting, as regulations can change and additional permits may be necessary for certain property types.

Helpful?

For land surveying in Orangeburg, use galvanized or stainless steel markers to resist corrosion from the humid climate and heavy-duty stakes for sandy or clay soils common in the area. Waterproof field books and protective cases for electronic equipment are essential, especially during Orangeburg's rainy season. Consulting with local surveyors familiar with Orangeburg County soil and weather conditions can help ensure the right materials are chosen.
