"Did what was requested in a timely manner. No hassles which is exactly what a person needs when dealing with the loss of a spouse. This was specific for an estate appraisal. Not an appraisal to buy real estate. This is for estate tax purposes which is different. Thank you."

"My main goal in using this service was to get an idea of just what value my house had. I have lied in the house (built in 1890) for thirty years. I have personally done some renovation but I mostly have had professional electricians and plumbers do their work.
My city in Massachusetts revalues real-estate annually. (How else can the teachers and other over-pensioned public employees get their benefits? :-)  It has had a rash of tear-downs and subsequent erections of many McMansions. Currently, an over-supply of $1 million to $5 million houses exists. In fact the over-supply is a few times MORE than the other price ranges combined.
I live about two blocks away from a fairly pricey neighborhood, but my house is next to a very busy intersection. A neighborhood school and public transit are nearby. So, I wanted to get an idea if continued maintenance or improvement was better financially than doing the only the barest of work; i.e., a positive NPV (net present value).
The owner and his assistant called me separately about a week after we met. I did not detect any hard-sell. When I get my tax bill for the year 2015 I will know if the company helped me to determine a current value that matched the city's assessment. As for answering the question of a positive NPV for any improvements, I do not expect a clear answer as markets can change somewhat quickly.
     1) They offered a thirty-day guarantee on pricing ... I don't feel comfortable taking fewer than thirty days when I have considered projects to improve my house; in fact, I have taken longer than for previous work I have done.
     2) when I hear "proprietary software", bells ring as in the stock market's "proprietary algorithms" for High Frequency Trading
(basically the transfer of profit to the insiders (the pay-to-play game).
     3) I have seen the one-stop fits-all model before. A local wood floor installer has a company name that implies it is local to Boston. In fact, it sub-contracts to those available in the METRO Boston area (the two installers came from southern NH, about 35 miles away).
     4) One price estimate to power-wash my rear deck was $3,200. I have power-washed my deck several times. I own a power-washer. They priced a new rug for the front stairs that also seemed a little high.

Real Estate Agents questions, answered by experts

An appraisal does not directly increase the value of your coastal assets. Instead, it documents and substantiates local premiums, such as deeded beach access or proximity to Watch Hill. Providing a recent, independent appraisal signals pricing confidence to potential buyers in Westerly. For complex multi-generational estates, this documentation streamlines the RI probate process and reduces disputes. The process confirms existing value based on current coastal amenities and lot conditions.

Helpful?

You need a fresh appraisal if your Westerly parcel experienced shoreline erosion or damage from a recent coastal storm. Updated flood maps or new RI coastal zoning designations also render old reports obsolete. A recent town-wide tax revaluation or completed permitted renovations require updated documentation. Furthermore, active market shifts in areas like Misquamicut or new legal and financing requirements demand a current evaluation to reflect accurate present-day conditions.

Helpful?

Start by pulling your current tax record card from the Westerly assessor's office. Gather your elevation certificate and any RI coastal management permits, as these dictate building restrictions. Provide a current survey and recorded deed to prove complex lot lines or beach rights. You must also supply records of all permitted renovation work, private association documents, and any previous appraisals to ensure an accurate evaluation of your coastal assets.

Helpful?

Relying on an outdated appraisal in Westerly exposes you to significant financial risks. Coastal markets experience rapid price shifts due to seasonal demand and storm events. You overlook recent flood zone reclassifications near Winnapaug Pond or the Pawcatuck River. An old report fails to account for recent town tax revaluations or post-storm structural depreciation. Lenders in RI require recent documents, so outdated paperwork will delay your closing process.

Helpful?

Evaluating custom-built estates in Westerly requires specialized approaches due to a lack of direct comparable sales. A certified professional uses both sales comparison and replacement cost methods. The appraiser accounts for historic district restrictions in Watch Hill and strict RI coastal construction standards. They also assess the specific value of unique local amenities, including private beach access, historic outbuildings, and dock rights on coastal ponds like Quonochontaug.
