Unlike staining concrete, painting concrete often results in chips and peeling over time. You can expect numerous touchups over the years if the concrete is in a high-traffic area. Since concrete paints are opaque, you may also find it more difficult to get the exact color results you want. Lastly, painting concrete can make it much more slippery unless you mix in an additive for traction.

Unlike paint, concrete stain won’t peel off. Instead, the color absorbs into the surface of this porous building material. While it doesn’t peel, the stain only penetrates the top layer of concrete, and as the top of the concrete eventually wears away, so will the stain. However, this process is much slower than paint peeling, especially on low-traffic surfaces.

To maintain concrete floors, clean them regularly with a damp mop and avoid using abrasive cleaning agents that can damage the finish. Reseal the concrete every 2-3 years to protect the surface and enhance its appearance.

While you shouldn’t use thinset mortar on its own as a floor leveler, it can work alongside other products to help level floors. For instance, you could start with a self-leveling compound, let that dry, then apply backer board with thinset mortar to help fully even out the floors ahead of laying tile.

Other garage floor concrete sealers besides epoxy include solvent-based acrylic and polyacrylic sealers, quick-drying polymer or polyurethane sealers, and scratch-resistant polyurea floor coatings that are ideal for exterior applications. These sealants come in basic clear forms and more decorative options, varying in price accordingly.
