It was in pretty bad shape and the cut out the part of the driveway that had deteriorated from a previous water issue and tree removal. They brought in stone and tamped it all in and my driveway looks brand new. They also hauled in 3 yards of topsoil to blend in with the landscape. Very professional and would highly recommend!"

The average homeowner does not realize that there are two types of sealant from which to choose, either a high quality petroleum based sealant or a low cost water based sealant called coal tar, a product that will actually cause your driveway to deteriorate. Let me try to briefly explain. Since your driveway is made of asphalt it makes sense to use a petroleum based sealant that contains asphalt to protect and rejuvenate the surface, which is what we use, a product called LN-11 Equinox. An ideal driveway gradient is between 2% and 5%. Anything lower than 1% or higher than 15% can cause problems for your car or property. A driveway with less than a 1% slope increases your likelihood of flooding and water damage, while a driveway with a 15% grade or higher can be too steep for safe traveling.

When hiring an asphalt paving contractor to install your driveway, ask as many questions up front as possible. Here are a few questions to ask a prospective driveway contractor:

  • How many years of experience do you have?

  • Are you licensed, bonded, and insured?

  • Who is responsible for any damage to lawn or landscaping?

There’s no single best asphalt grade—it all comes down to where and how it’s used. Highways and heavy-traffic roads need something tough, like polymer-modified asphalt (PMA) or Stone Matrix Asphalt (SMA). Local roads and parking lots rely on the Performance Graded (PG) system, chosen based on climate. A PG 64-28 mix, for example, handles a broad temperature range while simpler, more cost-effective mixes are typically enough for residential driveways. The best grade of asphalt depends on traffic, weather, and your budget, which is why a professional’s input is always a smart move before making a decision.

While some areas may allow for a slope of up to 20%, this is often the maximum slope for driveways, with a few exceptions of up to 25%. Other regions may have a maximum of 12%, 15%, or 18%, so check with your local building department to ensure you’re laying a driveway that is up to code for your location.

Driveways should be sloped with a minimum 2% slope—anything lower will cause precipitation and runoff to collect. A 2% slope is the equivalent of a 2-foot rise over 100 feet. One quick way to check the integrity of your driveway’s slope: no more than four inches of water should collect on the surface longer than 15 minutes after rain.
