"Prior to moving into our house about 10 years ago, the previous owners had used Advanced Basement Solutions to have an internal french drain, sump pump and vapor barrier installed. As it had been about 10 years which is the average life of a sump pump, we decided it was time to have things checked out. Called and lady who answered was very polite, she actually got my information so the lifetime warranty could be transferred over to us and then said we could schedule a "Healthy Basement Check" and said what all that entailed. She said she would have to check scheduling and get back to me. I got a call back the next day and scheduled it for the following week and gave me a 2 hour window of when they would be out. On the day of the appointment, Chris showed up promptly and I showed him downstairs, he looked everything over and we worked to run a test on the pump which had no issues. He did recommend a high water sensor which said I could pick up myself and did recommend a dehumidifier as we did have a bit higher humidity. He answered all of our questions and we even walked around outside as he saw a couple spot inside with a little dampness and gave us some tips and things to keep an eye on. Best part is I was educated on how the pump works and what to do in the event of an issue and had peace of mind knowing that when it does go, the first pump replacement was covered so the money I spent for the checkup was worth it"

"The company was very responsive and Harry was great. They gave us a great price for the drain and sump pump and then said they'll demolish the walls and put up new drywall for $500. This sounded like a great deal. They did a great job with the drain, the basement is dry and no water. We are very happy with that part of the job. However, it didn't seem like the guy doing the drywall really knew what he was doing. The wall looks horrible, they walled in a valve for a water spigot in front of the house. So we will not be able to use it again unless we tear down some of the drywall (could have at least asked what to do with the valve). He did a horrible job with cutting holes for electric plugs (two right next to each other but at different heights) and nothing on the opposite wall (where there used to be one). But he left live wires behind the drywall for that wall (so the electrician had to cut another hole in the wall to get them out). We also have a drop ceiling in that room and when we tried to put that up again, the drywall is very uneven and not high enough so it's been a pain to get the ceiling to look any decent. All in all, we would hire them again for the internal drain but wish we had gone with someone else for the drywall."

House Leveling questions, answered by experts

Trenching and boring are two distinct methods for installing underground utilities. Trenching involves digging a channel using equipment like an excavator, trencher, backhoe, or shovel. While it is a simpler process, it causes significant disruption to the surface, landscaping, and surrounding ecosystems.

Boring, also known as directional boring, is a less invasive alternative that uses a drill to create a tunnel for utility lines without disturbing the surface. This method is more precise and is ideal for installations that need to go underneath buildings, roads, or bodies of water. Although boring is less disruptive, it is generally more expensive than trenching.

The average cost for mudjacking is around $1,200, though prices can range from $300 to $3,400. On a per-square-foot basis, you can expect to pay between $3 and $8, with an average of about $5 per square foot. The final cost depends on several factors, including the square footage of the concrete, the type of slab, its accessibility, whether it is load-bearing, and the type of material used to lift it. Generally, lifting a driveway, small patio, or sidewalk is less expensive than lifting a slab foundation or garage floor.

Polyjacking can be a permanent solution to sunken concrete if you also address the underlying issue—like poor drainage—at the same time. The polyurethane material itself can last as long as or even outlast the concrete you’re lifting it with. Your sunken concrete issue will likely return if you don’t couple polyjacking with proper drainage to prevent future soil movement and sinking.

Mudjacking typically takes 24 to 72 hours (one to three days) to dry and cure completely before you can resume normal use. The exact time can vary depending on the size of the project. Because the slurry mixture contains cement, it must fully harden to ensure that added weight from walking, furniture, or vehicles won't shift the concrete slab. A professional contractor can advise you on when the surface is safe to use. For comparison, if you use polyjacking instead, the polyurethane foam can dry in just a few minutes, but it's best to wait about an hour before use.

Mudjacking is your best bet for leveling concrete on a tighter budget. It’s less expensive than foam or grout mixture. For smaller, surface-level issues, you could also use a self-leveling compound, which creates an even surface over existing concrete—it’s a budget-friendly option suitable for DIY enthusiasts.
