He was hired to correct long neglected and extensive masonry and window issues on a large, beautiful Presbyterian Church built in the Civil War era in Philadelphia. The property was neglected with only minimal maintenance performed over the last 40+ years. The building was in severe decline and in need of stabilization and restoration on many fronts. Cracked ledge plates were chipped out and reestablished, internal walls damaged by leakage were broken out and repaired, brickwork was repointed and in severe cases reestablished to original strength and beauty. Leaks around the base of the building were addressed to stabilize deterioration of the foundation. Large rotted window sills under beautiful stained glass windows were restored after significant masonry reestablishment due to water damage under the rotted out sills. Broken and missing stained glass windows are in the process of repair and replacement. The process started with new metal frames cast by Mr. Grady. The new frames will hold clear painted replications of the original stained glass, also crafted by Mr. Grady. Regular windows all around the church and manse were also repaired and restored. Roof leaks were accurately identified and repaired. A sagging plaster ceiling has been torn out and restored. All this work was done by Mr. Grady alone or with an occasional helper. He worked with care, expertise and respect for the original structure. The results far exceeded our expectations and have injected new life into a building on the brink. This building, owned by the Presbytery of Philadelphia, now houses a new urban ministry in a newly gentrifying area of the city. "Andrew came out to our house 6 weeks ago to find out about our project, prior to creating a proposal.  Andrew listened carefully before offering solutions.  When prompted, Andrew offered some clever insights into how we could best achieve the best outcome with regard to the project.  At no point did I feel pressured.  If anything, I had the sense he wanted to ensure the project was a good fit for all parties.  I appreciate this as some contractors will go outside their area of expertise in order to get the job, only to disappoint later.
Andrew suggested, double hung windows, outlined how the work would be completed which involved cutting through block, brick, insulation and sheet rock prior to framing the window openings, installing the premium Plygem windows, insulating, wrapping, creating sills on both sides(brick and wood) etc.  
In all honesty, Cosello blew us away in terms of execution, neatness, respectful crew, timeliness.  Without exaggeration, Cosello over delivered.  Our room looks super(albeit we still need the floors to be finished, painted etc.).  Last Friday, after Cosello had been paid in full, Andrew unsolicited, sent over two of his men to ensure the work site was pristine and make sure all sanding had been completed satisfactorily.  They even replaced a part of a door that had been broken during the project, even though I had not asked them to(it was on its last legs).

"We were extremely pleased with Kip and his team.  Our master bath shower pan was leaking due to an improper install several years ago which was performed by a different contractor.  Kip, unlike some other contractors we called, knew exactly how to fix the problem. As we expected, the work required was extensive, including removing and replacing drywall on the laundry room ceiling, removing side and floor tiles within the shower, reinforcing the damaged floor, added a new shower pan and replacing the tiles.   Kip provided a thorough estimate, for what we felt was a fair price, and we were able to schedule a time to have the work done shortly after our initial contact.  The work was completed in a timely and professional matter.  When remodel was complete, the glass doors leaked slightly.  This was not a problem, as we called Kip and he came out right away to fix it.  All work he performed is guaranteed under warranty for 10 years.  I wish we used Millennium Remodeling the first time we remodeled the bathroom!  I would definitely recommend Kip and his team at Millennium to anyone who is looking for quality, professional service."

If you want your windows done, call them.  If you are "thinking about it".  Don't call.  They will call you daily afterwards.  I had to block them from my phone as they continue to call me every 2 days for what I don't know.  Work was well but the phone calls are annoying.
