Inspect while you own and before you buy. In business since 1989 and 7 time winner of the Super Service Award. We have performed approximately 12,000 home / building inspection and we are a founding board member of OREIA, (Oregon Real Estate Inspectors Association). We do not perform repairs. All of our clients are encouraged and more than welcome to attend the entire inspection process. We strongly encourage this as all our inspections are interactive so the customer and home buyer has a good learning experience of the conditions and issues with the house that they are buying with direct face to face communications with their inspector. How longs has it been since someones been in your crawlspace or attic? We do not perform repairs. No conflict of interest and experience does matter when comes to your home. We provide computer generated reports, with digital photos. PLEASE CALL FOR FASTEST RESPONSE TIME. CCB#62252 OCHI#0117

"Steve was great! He came early, clearly explained what to expect, how he would complete the work, and was very interactive with me and my wife by allowing us to follow him around the inspection of our new home! He always allowed us to ask questions and keeps an open line of communication even after the inspection. He provided a clear report within a day! He takes card also!"

We believe pest control is like a story. It has a beginning, middle, and end... We are committed to helping you tackle the environmental conditions that welcome pests into your home, so you do not fall victim to the pest control companies who sell folks on the never ending need for monthly services. Stories have endings, and pest control services should too.

Home Inspection questions, answered by experts

On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.

In theory, a regular home inspection and a mobile home inspection accomplish the same things. They ensure there are no issues with the foundation, plumbing, electrical, and HVAC systems, roof, siding, doors, windows, and more. In practice, though, the inspections can differ based on the layout, the type of foundation, and how easily accessible different parts of the home are. Mobile home inspections tend to take a bit longer because it’s more challenging to access home systems, especially if the mobile home doesn’t have an attic or crawl space.

Most homeowners insurance policies won’t pay for the removal of dead, rotting trees. That’s because insurance is intended to protect you from sudden, unexpected accidents. So if a tree is sick, dying, neglected, or rotten but is still standing and hasn’t caused any property damage, it’s unlikely your insurance will cover the cost to have it removed.

Crawl spaces are prone to issues caused by excess humidity and improper ventilation, but that doesn’t mean you should avoid buying a house with a crawl space. A home that is encapsulated and well-maintained shouldn’t have any more issues than a slab or basement home.

Beyond looking for visible signs of mold in a home, you can tell if your house has mold by undertaking testing. You can hire a local mold testing company to run the test for you, giving you a sure answer. Professional testing is often the best way to determine whether you have mold, as some types of mold may grow in places where you can’t easily see them, such as behind walls.
