"I found Erik from Elite Appraisals through Angi. A local appraiser who we had worked with before passed away a couple years ago so sadly we needed a new contact and went to look on Angi. From the minute we submitted our info, Erik reached out to find out more about the project. He was very thorough in trying to understand our needs and the situation the bank was trying to appraise. We talked on the phone until he was clear about what we were asking. He then scheduled our appointment. We called to reschedule and he was very accommodating. He gave us a verbal bid over the phone and followed that up with a written contract, which was appropriately priced (we felt like it was a very good price).. He arrived on time as scheduled and took all the time that was needed to appraise the property! He was very professional. We all felt very comfortable with his assessment and service. He delivered the appraisal on time and weâ d recommend using this company to anyone based on our experience!"

Property Appraiser questions, answered by experts

Mobile homes weigh anywhere between 45 to 50 pounds per square foot. Some newer options weigh up to 70 pounds per square foot. An average single-wide mobile home weighs 45,000 pounds, and a double-wide mobile home weighs about 70,000 pounds. Triple-wide mobile homes range from 90,000 to 100,000 pounds.

You can be present during a home appraisal, but it’s best to stay out of the appraiser’s way. Make yourself available, but don’t engage or interrupt, and don’t discuss value or your target sales price. If possible, have your agent present in the house instead of being present yourself.

While there’s technically no limit to the dollar amount you can borrow for a home addition, the standard limit is around 80% of the value the addition is expected to add to your home. That means you could feasibly borrow up to $80,000 if an appraiser determines that the addition or bump out will add $100,000 in value to your property. You might also be limited by your debt-to-income ratio or credit score.

In cases where an appraisal comes in lower than an offer price, sellers might opt to lower their asking price to meet the appraisal, especially if the market is slow, and replacing the offer with a higher one may take a long time. Sellers can also offer to make repairs to boost the appraised value, hire another appraiser to get a second opinion, or just move on to another offer that isn’t contingent on the buyer getting a mortgage or an appraisal inspection.

A property valuation, sometimes called a comparative market analysis or CMA, provides a real estate expert’s opinion on how much your property will sell for. It takes many things into consideration, like the condition and location of the home, but ultimately, all that matters for a property valuation is what a buyer might be willing to pay for the property. An appraisal is more concerned with determining the value. A valuation is to estimate what you’ll get for a property, while an appraisal helps a lender establish loan-to-value ratios and loan amounts.
