I started painting custom residential homes in the early 1990's. Basic exterior and interior repaints were my main business. I wanted an edge on my competitors so I focused on specialized decorative finishes. I have been trained in decorative wall and cabinet finishing by two recognized faux finishing schools in the U.S.. I take pride in offering my clients the latest in green finishing technology. Ultra low and zero VOC waterborne materials makes your project easier to enjoy with minimal off gassing and airborne odors. With several samples to view in my portfolio, we're able to dramatically turn your interior walls, ceilings, cabinetry or furniture into the most current desirable looks.

Exterior - interior new and old house painting. Affordable price and quality work.

"Worst painter I've had! Quality of work was poor and the detail was even worse. Lots of over spray missed spots. Had to get someone else to redo one side of the house. Price was low but is a typical example of " you get what you pay for.""

"On the painting part of the bid, he'd referenced "siding repair" as part of the painting section of the Scope of Work. However, when the crew showed up, he said "Oh! I didn't notice that these cedar shingles were in such bad shape on this side of the house. We'll have to re-side this part." I'd had multiple bids for this work at this point and all of the other contractors had noted the condition of the cedar and had included the re-siding as "siding repair." However, BT and/or his crew acted as if it was the first time they'd seen that side of the house. So I had to spend additional, unexpected funds for this work for them to continue. The overall painting was sloppy and will require lots of touch up. One of our roof sections, newly-painted deck, and a window screen were all slopped over with paint. I had to advise the subs on site to use a drop-cloth on the deck (?) As the work progressed, things began to devolve. When I provided feedback on the work, it required lots of follow up, texts/emails with pictures, occasionally having him come over to re-walk the property to show him the stuff I'd previously texted him pictures of, his response time was very slow, and when he did respond the response was often incomplete and never included all of the issues we'd previously discussed. The crew would also not show up when they were supposed to and then would show up unannounced at other times. Our downspouts had to be removed for the painting. Not only were they left off during a rainstorm, when they were reinstalled they hadn't kept track of which went where, so they had to go out and buy new sections to reinstall them. Some were reattached in reverse order so three of them now leak at the connection points because water flows out of a larger pipe that has a smaller pipe inserted into it. When his "gutter guy" came by to fix the gutters, he said there was "truly nothing wrong with the gutters" - even though three of them leak now due to the improper re installation. The insulation guy he had come over to assess the house gave a bid that was 3x the amount BT had said it would be on the original proposal, and also advised me that it'd be 3-5 months before they could take the work on. BT eventually had another insulation company lined up for this work, but seemed to want me to sign the EPA paperwork that essentially put me on the hook for any post-installation problems in terms of knob and tube wiring, lead, asbestos, etc. BT had his guy take the siding sample and get it tested for lead and asbestos (additional testing charge) but forgot all about the knob and tube assessment. So I couldn't in good conscience sign the EPA agreement without being sure. I'm not sure what even ever happened with the new front door. I was told, after 5 months, that he "had it at the office" but no plans were ever communicated to me about when it would be installed. I finally advised him I didn't want his services anymore. I've become exhausted and dispirited having to do so much follow-up with no real improvement or adequate response to the issues. I've made a request for a partial refund due to the fact I now have to get a touch-up painter and have some of the downspouts re-replaced to even bring them back to where they were before this company showed up to work. That was on Feb. 20, 2018; no response as of yet. Needless to say I'm unsatisfied with the work and this company and don't recommend them for anyone."

Kim's Painting is a local, family owned and operated business, serving the Portland/Vancouver Metro area since 1999. We are proud to provide the finest interior and exterior painting and contracting services.

"Initially it looked good, however, within 1 year the paint started peeling. I contacted Jong Kim multiple times and he never replied. I also contacted the BBB and he would not reply to them. I had a Miller paint rep come out to see the work and their opinion was that it was applied when the facia was wet and/or dirty."

FAQs for interior painting projects in Banks, OR

When you’re considering hiring a painter, a quote should include the following items:

  • Overall price

  • Price for each area (e.g., living room, master bedroom) or item (e.g., trim, doors)

  • Cost of labor

  • Cost of materials

  • Description of prep

  • Description of repairs to be made

  • Description and details of paint application (number of coats, brand and type of paint, etc.)

You may need to provide your own paint, depending on the agreement you make with the painter. Some painters prefer that you buy the paint and they supply the labor. However, some professional painters get a better price on paint and can pass that savings along to you even after accounting for labor costs.

The average cost to paint a ceiling ranges from $3 to $8.50 per square foot, which is about $1 to $2.50 more per square foot than the cost to paint the walls. Rooms with high ceilings require working from a ladder or scaffolding and often include trim or detail work, which adds to the final price.

Professional painters charge $20 to $50 per hour, on average. Hourly rate cost factors include the complexity of the paint job, the type of paint, the height of the walls and ceiling, and the type of prep and repairs needed. For example, removing wallpaper costs an additional $3 per square foot because it can be very time consuming and labor intensive. Your location will also impact the hour rate.

To estimate the cost to paint interior walls, multiply the square footage by the average price range to paint interior walls, which is $2 to $6 per square foot. For example, a 12-by-12-foot room with 8-foot tall walls is 384 square feet, meaning that the cost to paint the room will range from $768 to $2,304. Painting the ceiling and any trim will add to the overall cost, as will any repairs.
