"Top notch land and lot clearing did a great job clearing my lots. They were very prompt in reaching out when I did an online inquiry. They had someone out to do an estimate the next day. I was able to book the job and they had equipment out with in the next two days to do the job. They were very reasonable with pricing that I was actually surprised. The two gentlemen that came out and did the work were very professional and seemed very experienced. I would recommend them to anyone."

"Hands down one of the best companies I have hired to have work done for me in a long time and that’s hard to come by anymore….We bought a piece of land for a future home build. It was a heavy wooded lot and needed to clear out about 20 trees for the build site. Leo and Clay were super easy to communicate with and got the job done sooner than expected. Super personable and just hands down wonderful guys to work and talk with. Don’t hesitate to give these guys a call!"

Land Clearing Services questions, answered by experts

After a land survey in Lancaster, it’s important to mark property corners, file the survey with the county, and update your homeowner’s insurance. Notify neighbors if boundaries have shifted, and submit survey documents for any planned construction. If new easements or discrepancies are discovered, update your deed and consider drainage improvements, especially if your property is near Lancaster’s common flood-prone areas.

Helpful?

Surveyors in Lancaster pay special attention to property corners, boundary lines, and any structures near lot edges. They also assess easements, rights-of-way, and topographical features—important in Lancaster’s hilly neighborhoods. Areas near creeks or flood zones are closely reviewed, as are utility locations and driveways, to ensure the survey reflects actual conditions and aligns with local property regulations.

Helpful?

In Lancaster, land surveys for cosmetic projects—like decorative landscaping or garden fencing—typically focus on marking visible property lines and may be less detailed. Functional surveys, however, require precise measurements for building permits, drainage planning, or identifying easements, especially in areas with varying elevations. Transitioning from cosmetic to functional needs ensures your project meets legal standards and addresses Lancaster’s unique terrain challenges.

Helpful?

In Lancaster, it’s wise to schedule a land survey if you’re planning to build near wooded areas, install fences along sloped yards, or notice shifting property lines—common in neighborhoods near the Hocking River. Surveys are also essential before buying or selling, resolving boundary disputes, or if your land hasn’t been surveyed in decades. These steps help prevent conflicts and support compliance with local property guidelines.

Helpful?

In OH, the number of visits needed for a land survey depends on property size, terrain, and complexity. Smaller city lots in Lancaster’s established neighborhoods often require just one session. However, properties with dense woods, steep slopes, or those needing research into old boundary records may need multiple visits. Weather and coordination with local utility services can also affect the project timeline.
