We deliver accurate, thorough, home inspections and total customer service to the Central Ohio area. We are members of the American Society of Home Inspectors, and adhere to their Code of Ethics and Standards of Practice. Angie's List members get $50 off all home inspections.

"My wife and I were very happy with the inspection performed by Sherman. He walked us through just about everything and broke it down in a way that was easy to understand. He had an extremely positive attitude as well and eased the concerns that we had. We walked away feeling like he did a very thorough job and gained the comfort needed to close on the house. Would highly recommend!"

Top Line Home Inspections offers the best in accurate, thorough, home inspections and customer service to the Central Ohio area. Every house is different, and every part of a house is different. They do not "pass" or "fail" inspection. With Top Line, each system and component of your new home will be thoroughly inspected and reported on its own merits in clear, accurate language with recommendations to make and keep your home safe and sound.

"My realtor recommended Sherman to do my home inspection. Not only did he miss small things (e.g. my front porch light not working) but he missed big things as well (e.g. the flashing on my chimney leaking). The biggest thing I will comment about was not telling me there were roots in my sewer - which I paid extra for a scope!! After finding out that there were roots in my sewer due to my drains not working, I looked for the sewer report and could not find it anywhere. Once I called his office about this matter, it mysteriously appeared on the website. Now he is saying it was there all along. Do yourself a favor and find a different home inspector. This guy is a liar and a thief!"

EverDry Waterproofing specializes in basement water proofing and foundation repair. Our method is patented, safe and 100% effective. With a lifetime transferable warranty.

"The initial work seemed OK, but it quickly became clear that there was still water leaking through the basement walls. After several phone calls, an employee returned to inspect the walls and agreed that the exterior work needed to be redone. I pointed out that plastic pipes had been left exposed in my yard, without drainage to the street. He agreed that this wasn't acceptable. I called multiple times to set up repairs. My calls were not returned. I obtained the number of Joey, the production manager, spoke with him after several attempts, and sent him detailed texts and photos. No return visit materialized. Over the course of the next several months, I called the company multiple times. They actually visited my home a total of 9 more times, but they showed up without a crew, with one guy and a shovel, or saying they didn't have the equipment for the job. Finally a single employee with a shovel appeared, unscheduled, buried the pipes, and said he corrected the plumbing from the sump pump. Unfortunately, he didn't connect the pipes, and the pop up is 8 feet from my porch. Now a fountain erupts from the drain along side the house, and gallons of water discharge along the basement wall, as well as from the pop up. The soil along the foundation has eroded, and after a rain there is standing water for days in front of my porch. This brand new problem has lead to the interior walls originally water damaged, to become wet again, and a wall that was NEVER even damp before is now soaked, and the dry lock paint has bubbled up. Recently a manager came to look at the situation, and said I would be notified of when the repairs would take place. A couple of weeks later, I called, and managed to get the work scheduled. A crew is to come out June 5th. I however, have ABSOLUTELY NO CONFIDENCE THAT THE WORK WILL BE PROPERLY COMPLETED AND DAMAGE THAT THE COMPANY HAS CAUSED WILL BE REPAIRED. After 18 months of excused, shoddy workmanship, untrained employees that have made matters worse, and now new damage, I am beyond frustrated and angry."

Home inspections FAQs

It’s important to get a home inspection when buying a home because home inspectors are trained to examine the various aspects of a home to determine that everything is in good condition and find unseen problems that current homeowners need to fix before the home sale takes place. Although home inspections are not legally required, a thorough inspection can help you decide if you want to purchase a home. That’s why it’s essential to keep a home inspection contingency so that you have the option to walk away from the sale if the home inspection reveals expensive issues.

A home inspection typically includes the home inspector conducting a thorough visual examination of essential home structures and mechanical components. Afterward, the inspector will provide a home inspection report that relays descriptions of damage or other findings for the homeowner to review.

Home inspectors will examine the following home areas and features:

  • Plumbing

  • Electrical

  • Foundations

  • Roof

  • Windows and doors

  • Overall condition of interior and exterior

  • HVAC systems

  • Attics

  • Basements or crawl spaces

  • Major built-in appliances

Typically, a licensed and certified local home inspector conducts home inspections. Real estate agents often work closely with trusted home inspectors. Licensing requirements vary from state to state for home inspectors, but they must have local certification and valid insurance. Many licensed home inspectors belong to professional associations like the American Society of Home Inspectors.

Typically, the home buyer pays for the inspection by hiring a home inspector. This method helps you make an informed decision about a home’s condition before purchasing it. Home sellers can also conduct their own home inspection to ensure that they are getting the best price for their home and property.

On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
