Small jobs welcome

"Fabian and his team did an outstanding job on our flooring project. They encapsulated our existing floor, installed hardwood flooring in two rooms and a hallway, and added new baseboard molding. Fabian is the kind of professional you hope to find—experienced, fair with his pricing, and always willing to offer thoughtful advice. I can’t recommend him highly enough."

Emergency services offered

"I was very happy with CEO Wood Floors. He had to do the floors for my entire 2nd floor and he built us a new bannister. He basically had to tear up the plywood that was there and then sand and polish what was underneath. What was underneath ended up being much harder wood than any of us anticipated but he didn't quit on us, even though I know it was a much bigger job than he was expecting. Our floors look fantastic, really better than we imagined and their pricing was more than fair. I would definitely hire them again."

"John is exceptional. He treats your project as if it were one of his own projects. He sanded and stained steps that were previously carpeted and that are 20 years old. He was on time, very knowledgeable, courteous and neat. He finished this project in a very timely manner. I highly recommend him and plan on using his services again for other projects."

"Superior Floors installed approximately 750 sq. ft. of hardwood floors throughout the second level of my home. From start to finish everything went smooth. I am completely satisfied with the job and would not hesitate to use Superior Floors in the future. Thank you Superior Floors."

"I never knew how much clean up had to be done after the floors are done. you have to wash all the walls down. every nook and cranny gets dust on it. I would recommend Tacinelli but I would never recomend having the floors done, It is just to much work cleaning everything. Tacinell did a very nice job they are very profesional"

Floor Sanding questions, answered by experts

If a buyer pays for a survey, the surveyor they hired will only provide results to them. It’s up to the buyer whether they share the survey results with the seller or not, even if they ultimately walk away from the deal. It’s considered good faith to share the results with the seller, though, especially if you back out of the deal, as the seller can then provide that survey to future interested parties.

This is fairly rare, but sometimes the local government or a group like a historical society will label a tree as a landmark, or historical item. These designations almost always come with a small, on-site plaque for identification, but you should also be able to look up protected trees in your area on a city website or similar list. If the tree in question is a landmark, call your local government and ask how to proceed before making any plans.

If you or your mortgage lender think your land survey needs to be more accurate, double-check the survey report and get at least a second opinion from the original surveyor and an inspector, if possible. Although it’s unlikely, even reputable surveying companies can make mistakes. An inaccurate survey can cause problems down the road in the case of any property line disputes, so it’s best to resolve any inaccuracies as quickly as possible.

You should always calculate real estate development costs on a case-by-case basis, so there’s no specific formula to estimate your total. You should speak with a local construction manager to see what you’ll need to do in terms of clearing and leveling the land, connecting utilities, and pulling permits for construction. A professional will be able to get you an accurate estimate for land development.

A few different types of land surveys can help determine certain features and boundaries of your property. These include:

  • Boundary surveys describe the actual borders of a property. These are generally required when trying to get construction permits issued.

  • Location surveys provide much of the same information as a boundary survey but also include in-depth information about any improvements made to your property.

  • Mortgage location surveys are usually required by lenders and title companies before financing or offering an insurance policy.

  • Site-planning surveys are done before applying for building permits and can be issued before any major home improvements.

  • Topographic surveys provide a formal map of land elevations. It can also describe the location and size of natural features and any land improvements.
