The main priority was established to fix the leak in the roof before anymore damage was done. Later the metal roof was installed and I am very pleased with my new roof! The most common defect in a flat roof is leaking. Flat roofs have minimal slope, so water pools more readily on a flat roof than on a sloped roof, and the risk of the waterproof membrane failing increases with exposure. Tears and punctures from foot traffic and blown debris are other common problems, especially with single-ply roofing membranes like TPO and EPDM roofs.

How long it takes to replace a roof can vary, but most roof replacements take anywhere from one to 12 days . The crew size, roof size, and complexity can affect the cost of your project, especially if your roofing contractor charges by the hour. Metal roofs generally take longer than asphalt shingles, wood, slate, concrete, and tile, averaging between seven and 14 days. This is because metal is more difficult to work with than most other materials, excluding slate and other heavy materials.

It’s possible for a roofing estimate to change after the initial assessment, but in most cases, it shouldn’t. There’s always the risk that something unexpected will happen that causes prices to go up, like discontinued materials or your roofer discovering previously hidden damage to your decking when ripping off the old roof. However, experienced roofers should account for these circumstances in their initial estimates. Roofing contracts are binding, so always check your contract for language about how and why your numbers could change.

While you technically can add a roof over shakes or shingles, it’s not a good idea. Roofing over existing roofing creates a moisture barrier underneath the new roof and since the trapped material is wood, you can expect a moisture problem. While you could get away with installing a new roof over asphalt or steel, wooden roofs should be removed, new underlayment installed, and the new roof installed over that. Also, the extra weight would add strain to your roof structure.

Roof sheathing can buckle from moisture damage, too much weight from roofing materials, or too much space in between rafters without thicker sheathing to compensate for the added distance. Bucking roof sheathing is a serious problem that can lead to a collapsed roof, so have a qualified roofer near you come to identify the problem as soon as possible.
