"While buying a home in Sun City West our inspection reported that attic had blown insulation blocking all the soffit vents. East Valleys crew went to the home and spent hours checking the issue in the attic, in the August heat no less, and let us know that the inspector was mistaken and that the vents were free and clear. They even checked other houses in the vicinity to investigate further. Two other companies who refused to enter the attic ("I know what attics look like") proposed a small number of external OHagin vents instead which wouldn't have solved the issue if it existed. Since then I have worked with some of Arizona's largest painting companies such as Pete King and Ghaster Painting completing many jobs in both commercial and residential. I completed top of my class 3 years interior decorating and design through the Phoenix Painters Union Local 86 and I have worked on projects such as the Wildlife World Zoo building and painting exhibits for over 10 years, Phoenix City Hall, Pointe resorts as well as many residential projects new and repaint. I have a vast knowledge in the construction industry and don't "just throw the paint on". I know what causes the underlying problems and how to CORRECTLY fix it. "The owner, David, should not be running a business. There is so much more to this than I can write but him and his team is condescending, rude, and extremely unprofessional. Our (overpriced) roof started leaking a couple weeks after it was installed. The leak was getting into the attic, ruining wood, insulation, and the floor it was dripping onto. When we called to get someone out we were cussed out. They came out to “fix it” once. Still leaked. Months later, the owner went to our house to look at it while my husband and I were at the hospital in the valley delivering a baby (which he knew). He called and cussed out my husband using very loud and aggressive language (which he continuously denies even though here were several witnesses), telling my husband it wasn’t his roof it was our house and the siding (where no water touches) was the problem. He wouldn’t come out to fix any of the leaks so we had to contact the ROC. By the way, the siding wasn’t the problem. At this point we have gone through the ROC and fixed one of the 5 leaks that is still going into our house. It’s pretty ridiculous that even under a year warranty, David and his careless team will not fix our roof. After having other roofers look at it, it appears that him and his team don’t know how to put roofs on houses and their work is, as said, careless. They could care less about quality and their customers. They get the check and go. They should not have a license and they should not have a roofing company. Over the past YEAR we have put in too much money, time, and effort, to get Bowtie roofing to fix the new roof that they put on extremely poorly. We will be contacting more competent roofers to fix what they apparently, are not capable of fixing."

Once framing is complete, you will need the following materials to roof a house:

  • Wood sheathing

  • Drip edge, a.k.a metal flashing

  • Underlayment for waterproofing

  • Roof covering, like metal or asphalt shingles

Whether you should choose a flat roof or a sloped roof depends on your particular situation. Flat roofs tend to be less expensive to install. However, sloped roofs have longer lifespans and stand up better to heavy snow and other inclement weather.

Keep in mind that even a flat roof needs to have a slight slope, usually around 1/2 inch for every foot. If it is completely flat, water will pool and cause damage, either from weight or leakage or rot.

You can technically put new roof sheathing over old, but it isn’t recommended. Firstly, it isn’t hard to remove sheathing. Secondly, when you install new over old, you trap whatever moisture is in the older layer. This can cause problems later on, especially if you have a humid house. Another reason not to add new over old is the weight factor. Finally, when you cover an old layer, you lose the ability to inspect it for damage, rot, or mold.

You can replace a roof in the winter, though it’s not the most popular time to do so. The biggest drawback of winter roofing work is the weather. Snow and ice make for dangerous, slippery working conditions. Plus, shingles can only be installed in temperatures above 40 to 45 degrees. 

The best time to replace a roof is in the spring or fall when the weather is mild. However, you can likely save some money by booking the job in the winter off-season, when roofers have more availability. 

A roof’s life span depends on the materials in use and on the quality of the work from the roofer. Most roofs will last anywhere from 25 to 50 years. Damage from storms or seeing signs of a bad roofing job could lead to a shorter life span, though.
