"The crew did a wonderful job, turning a bare cement basement into a cozy getaway. They framed up and insulated the walls and painting the ceiling black to make it seem larger. They also fixed some rotted railings and installed two new basement windows. Very professional, and were careful to keep things clean."

"He was very friendly, and looked at everything. However, when i asked for an estimate on the repair/replacement, he quoted me a price that was $1,300.00 above the next estimate I got through a Home Depot certified company using the same equipment (Home Depot spec'd the equipment to similar or better specs on the estimate this fellow gave me).  Because of that extreme price difference, I'm not likely to ever use this company again.  Their labor costs must be very high relative to the other companies I spoke to.

"We got 3 quotes from different companies. Basement Gurus was comparable in both value and price to the others but we ultimately chose BG because of the salesman, Philip, who made us feel safe and taken care of like family. He walked us through everything so we knew exactly what to expect. The staff that showed up were so kind. They did a great job and kept us informed throughout the process. They had an opening a week sooner than our scheduled date so was able to complete the project sooner than expected. They cleaned up everything afterwards so you couldn't even tell that concrete was hauled out and all the work that was put in. There have been several heavy rainfalls since the install and our basement is completely dry. Calling BG was the best decision."

"Posting this review it is something I do gladly. Oscar the owner of the WhitestoneHVAC replaced my old central AC system for a new one. He is very responsive, respectful and professional. But the most important thing is that he literally saved my live and my family’s live. As soon as he got into my house basement he said that he smelled a gas leak somewhere in the house, well, that was something that some other people that were fixing something at my home were telling me before over the years and because of that reason years ago the PSEG guy came to check and never found a gas leak, and that’s what I explained to Oscar but he insisted that I have to call right away PSEG for them to send someone right away and find where was the problem. He even gave me PSEG phone number from top of his head. Oscar had to stop his job and come another day to finish his job, but he waited for PSEG inspector that came 30 minutes after I placed the call and at the beginning of the inspection he was not able to find the gas leak but Oscar said to him straight forward that he needed to keep looking because he had no doubt that there was a gas leak in the house. Finally the PSEG guy found the gas leak of 20% leaking which is quite a lot. Then I got a plumber who fixed the problem and Oscar came to finish the job another day. Oscar is just one of the kind, you can see right away that he really cares and he is proud of what he does. He not only did an excellent job at replacing my Central AC system but also he saved me money from any further gas leaks and the most important thing is that now I can fell safe and relieved."

Subcontractors questions, answered by experts

You likely need to hire an architect for your new house design and build, unless you have the design skills and experience with building regulations and standards needed to get your plans approved. If you are able to meet the design requirements, you can hire a draftsperson to create the blueprints for the builders to follow.

Costs depend on material, size, design complexity, and additional features like lighting or seating.

You have three options in terms of professionals who can draw up blueprints: a draftsperson, an architect, or a structural engineer. A draftsperson can sometimes draw up plans for new construction, but they more often work from approved plans for alterations or to provide 3D drawings. Architects are usually the best option for standard residential construction projects. Structural engineers might be necessary for custom home builds or for alterations that could affect your home’s structural integrity. Draftsmen cost the least of the three, followed by architects and then structural engineers.

The cost to draw house plans typically ranges from $800 to $2,700, with standard blueprints averaging around $1,800. For a custom home, the cost is higher, with blueprints often falling between $5,000 and $20,000, and potentially more for very complex designs. Several factors influence the total price, including the project's size, the number of rooms, the type of drawings required, and the architect's experience level. You may also need to pay a structural engineer to ensure building safety, particularly for custom homes.

Building permits serve a few purposes, the most important of which is to keep you and the people around you safe by ensuring your contractor does work safely and to code. Permits also help your municipality tax your property appropriately, as taxes are based on land improvements and the upgrades you make to your home. Finally, permits ensure your project won’t have a negative impact on the environment or your neighbors.
