BEWARE AVOID THIS COMPANY AT ALL COSTS I?m writing this review based on my personal experience with Appliance Medic, and unfortunately, the quality of service has declined dramatically compared to previous years. To make matters worse, the ?advice? given for self-repair turned out to be entirely incorrect. We ultimately had to hire a different appliance repair company, who quickly identified the actual problem and replaced the necessary component. Refund Issues: I contacted the owner multiple times. We mutually agreed that the service fee should be refunded due to the poor and misleading service. Despite several follow-ups and repeated assurances that the refund would be issued, we still have not received it. Bottom Line: Based on this experience, I strongly recommend avoiding Appliance Medic. What was once a trustworthy company has, in my view, become unreliable and unprofessional. AVOID THIS COMPANY AT ALL COSTS."

Basement bedrooms can count toward your room count and the square footage of your home on an appraisal if they’re fully legal, which means they have proper ventilation and points of egress, as defined by your local building code. Simply partitioning off a space for a bedroom in an otherwise unfinished basement that isn’t a legal living space won’t affect your appraisal value.

The purpose of the home appraisal determines which party pays for it. You’re generally responsible for the cost if you need to know the current value of your home to refinance your mortgage, though in some instances the lender will pay for it. The buyer pays for the appraisal when they are applying for their mortgage.

The cost to appraise a home depends on the type. Common types include:

  • Single-family homes: $300–$400

  • FHA or VA single-family homes: $400–$500

  • Condominium: $300–$500

  • Multi-family home: $500–$1,000

  • Apartment building: $1,500–$3,000

  • Commercial properties: $1,400–$10,000

  • Raw land: $1,000–$8,000

Both conventional loans and FHA loans are types of mortgages, but they have a few key differences. Conventional loans are backed by private lenders without any government backing, and FHA loans are guaranteed by a government agency. FHA loans are designed to be easier for borrowers with low credit scores or income to qualify for.

If installing board and batten fixes an issue with the home, it could increase the value, but it isn’t commonly installed for that purpose. Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. That being said, certain design elements can help attract more buyers, even if your home’s price won’t see a noticeable bump.
