Diamond Custom Builders/Dominick Caccavella has been building custom homes in NJ for more than 35 years. These homes can range from 2,500 sf spec houses, up to 7, 000 sf custom built mansions - and everything in between. I also have also elevated 9 homes, working with FEMA grant recipients to raise their house in flood zones. I am owner operated, and this means that I work directly with each and every client and oversee the job myself, unlike many builders who assign a job site supervisor.

A+ Pool Designs is your best choice in the Pool Design Industry. We have amazing pool designs and use only the best pool equipment with over 45 years of combined experience. We would love to come for a consultation today so give us a call or click for an estimate today!
"I regret hiring A+ Pool Designs to remove my old pool and install a new one. My previous pool lasted 33 years and collapsed after water leaked from the drain last winter. The project manager assured me that my new pool would not leak. The day after my new pool was filled, I noticed the water level dropped two inches. I called the project manager who was in the UK for six more days, he informed me his partner was unavailable and the A+ Pool Design staff had no technical knowledge and could not help. When the project manager returned to NJ, my pool had leaked over 10,000 gallons of water. He said the leak was not from the drain as I thought because it passed his pressure tests. He focused on the seal around the pool’s steps which did not make sense, but he was the specialist. I reluctantly refilled my pool after he fixed a gap that didn’t exist, and it leaked again at the same rate. Despite all logic the project manager continued to deny the leak was in the drain, so I called Lester the salesman who convinced me to trust A+ Pool Designs with my project. I left a message describing the situation and asked him to call me back. He never called back but two days later I saw the project manager at my pool filling it with water. He acknowledged that the drain was the source of the leak and blamed it on the masons he hired and should have supervised. He had poured bottles of a leak stop liquid that he claimed was better than the products sold in pool and spa stores. He refused to address my concern that it was a quick, temporary fix and would not provide the name of the product, manufacturer nor any documentation. He told me the pool isn't leaking the job is done. I told him I have no choice but to share my experience in this negative review. I didn’t use the project manager’s name because the A+ Pool Designs’ management are equally responsible for building me a new pool that leaked thousands of gallons of water and may leak before I open it this Spring."

Typically, it’s more affordable to buy an existing home than it is to build a new one. New construction loan interest rates tend to be higher than interest rates for traditional mortgages. Additionally, the cost of materials is likely higher when building a new home than it was when an existing home was built (unless it’s a very new one). You’re also paying for all new appliances, finishes, permits, inspections, and connections for water, gas, and electricity.
One starting point to find a local home builder is to collect suggestions from friends and neighbors. However, it’s still wise to do some more research before you hire a builder. Read reviews to supplement any word-of-mouth recommendations. Check sources like Angi that have standards and criteria in place to screen the pros it lists can also help you find more reputable local home builders.
The pros and cons or advantages and disadvantages of building a new house include:
Pros:
It’s all new, so you should have several years before you need to pay for major repairs like a new roof.
It’s under warranty, so many fixes within that warranty period should be covered.
You get to build the house to your specifications.
Cons:
You have to make a LOT of decisions.
You will almost certainly deal with building delays.
It can take a lot of work to stay within your budget.
Building can be more expensive than buying an existing house.
The average price per square foot to build a house is about $150 per square foot. Overall, the cost to build a house ranges anywhere from $100 to $500 per square foot, depending on where you build. The primary cost factors include location, size, and style of house you build.
Hiring a contractor to build your home is a big commitment. So be sure to ask as many questions up front as possible. Here are a few questions to ask a prospective home builder:
How many years of experience do you have?
Are you licensed, bonded, and insured?
Do you have worker’s compensation?
How long have you worked with your subcontractors?
How do you handle garbage and waste disposal?
Do you provide a guarantee or warranty on your work?
Do you give free estimates?
Do you offer design services?
How do you handle change orders?
Can you provide at least three references?
Can I see some of the work you’ve done?
