If it was possible to give more than 5 Stars i would. My wife and i purchased a an undeveloped lot and had Zappico build us a house in 2018. The entire process was seamless and straightforward. The finished house was much nicer than the blueprints and renderings conveyed. The quality of the finishes and the suggested layout are perfect. We have had no issues even though we have 2 sons who are pretty active inside the house. The house is so well insulated / engineered that our utility bills are much lower than people in our neighborhood - those house stays relatively cool in the summer and retains heat very well in the winter. We opted for a generator and it instantly kicks on when the power goes out. Mr. Zappi, his sons, his daughter, John and the entire team kept us in the loop during the whole process with updates and they were VERY patient with all our change orders. Overall we enjoyed the process and would highly recommend a Zappico House.

Purchasing and/or Building your first home can be one of the most stressful, life-changing, and biggest decisions of your life. Especially if you're a growing family looking to move and make your first home your forever home. After looking across nearly all of Westchester, we were shown a beautiful plot of land and introduced to ZappiCo. Hesitant about buying/building with so much uncertainty resulting from the pandemic, all of my concerns were put to rest after speaking with Jim, Brandon, and Brian. It was clear they were the ultimate professionals with great experience, and our dream home vision was in good hands. They were patient with us, always explaining what our options were, what the most appropriate decision would be regarding layouts and upgrades, and incredibly responsive when it came to questions. We are very happy in our completed house, and all of the attention to detail and quality craftsmanship. For anyone looking for a dream home in Westchester, I would highly recommend working with ZappiCo.

Shoddy, rushed work. The list of problems we had goes on and on: - HVAC installed incorrectly (both units). - A/C units installed directly on the ground, leading them to tilt - Frozen pipes due to lack of insulation (bare pipes exposed in the garage) - Constant leaks in plumbing - Scratched cabinets after they had been installed incorrectly - Refusal to install drains in the driveway leads to flooding and icing in front of the garage - Water main installed incorrectly, so we had a leak that damaged the foundation - Improperly installed garage doors It is also important to note that in each of these cases, their first reaction was to blame us or tell us, "It's not a problem." For example, the shower in our master bath was leaking and the plumber said, "It's supposed to do that." When our dining room ceiling started to flake and show signs of leaks from the upstairs bathroom, we were told that most likely we filled the tub too much and then got into the tub and made it overflow. It turns out there was an improperly installed valve. They do not stand behind their work. They use the cheapest material unless you overpay ($11 light fixtures in the master bath). Installing a ceiling-fan capable box instead of a standard box was an additional $200 - for a $15 box. They did come back to fix some of these things, but in most cases, the problems persisted until they'd come back several times. This evidently led to us being "difficult" as they simply stopped responding. We wrote letters, called, and even went to the office in person. They finally scheduled an appointment to come look at issues, but never showed up and never responded. They just ghosted us. They should just do things right the first time. My impression is that they are trying to build your house as quickly as possible for the least amount of cost to them. This leads to shoddy workmanship and lower quality materials.
