"Mike is very detailed, knowledgeable, and friendly! Even when on the phone, he explained the whole process, and he even explained why most home inspectors did not perform lead inspection tests. He arrived on site early and educated me on each aspect of the home, what he was looking for, and how it would affect me as a future home owner. I bought my own lead testing swabs and followed him throughout the inspection, he pointed out the places where I should test. His report was submitted the next day and was incredibly detailed. His pricing is comparable to other home inspectors but he is an amazing person to work with."

"Would certainly recommend SAW. The work was painting our basement- included ceilings, walls, doors and trim. All work was of a very good quality and complete in time agreed. More importantly, felt very comfortable having Steve in the house for two weeks, very reliable and trustworthy. Great job, great guy."

Home Inspection FAQs, answered by experts

A home inspection and a home appraisal serve different purposes. A home inspection is a visual evaluation of the property's overall condition to identify any structural problems or issues with major systems like electrical and plumbing. Its main goal is to assess the home's long-term safety and determine if repairs are needed before a sale. In contrast, a home appraisal is a thorough evaluation of the property and its surrounding area to determine its current fair market value. This value helps set the asking price and guides the mortgage company’s lending decision. The average cost for both a home inspection and a home appraisal is around $350 each.

Failing to open your flue can lead to serious health hazards if you start a fire because the smoke will back up into your home. Breathing fire smoke, even in relatively small quantities, is bad for human lungs, and smoke can also irritate your nasal passages and eyes. Furthermore, smoke can cause damage to your interior fixtures and furnishings, at the very least leaving an unpleasant smoky smell for a long time. In short: If your flue isn’t open (or you’re not sure if it is or not), don’t start a fire to find out!

The unseen issues with a home are often the ones that turn out to be the most stressful. While inspections aren’t a legal requirement, they can highlight significant issues, such as damaged foundations, excessive mold, leaky basements, or problematic plumbing. These can cost thousands of dollars to repair, and the work can be invasive.

Knowing these things that fail a home inspection in advance allows you to decide if you want to proceed with the purchase. The seller may even cut back the sale price to help cover any renovation expenses or take care of them before closing.

The standard home inspection period is typically around 10 days from when your offer is accepted, but this can range from one week to 21 days. The exact duration depends on factors like your location, the current state of the housing market, and how quickly the seller needs to close the deal. This period is the time you have to conduct a home inspection and decide whether to move forward with the purchase or back out. To confirm your specific timeline, you should check your offer agreement, as the language defining the inspection period will be included there.

If you intend to do the majority of the work yourself, you can pay to hire an architect or a structural engineer to ensure your home remains structurally sound. They can help with the planning to make sure everything is up to code and safe for your family. On the other hand, if you’re not sure your home will be completely safe when you’ve completed the project, let a pro do the job.
