I can also test for Radon and provide a Wood Destroying Insect report when needed. I will help you to take control of your new home, show you the key maintenance items, and directly address any specific concerns or questions you may have. I have 22 years of experience inspecting, evaluating, and troubleshooting industrial facilities, chemical plants, and more recently, residential structures. I hold a BSChE (Chemical Engineering) from the New Jersey Institute of Technology, NJDEP Radon certification, and NJ Black Seal Boiler license, and am InterNACHI termite certified. "Beginning the exterior portion of a home inspection 20-30 minutes before the scheduled appointment time is a nearly universal practice among home inspectors, and for good reason. Its a wise practice to schedule an early arrival, to compensate for any unexpected delays or traffic conditions. The exterior review can be accomplished before the realtors and client arrive, since it does not require access to the interior. It is always possible to take the clients on a walkaround after their arrival to show them any issues that might have been noted. Mr. Ws more strenuous objections began when he received the report and noted that a few issues indicated in the report were not included in the Summary List on the first page. The Summary List is not intended to include all possible issues, but only Material Defects, a term that has a legal definition. Material Defects are conditions that substantially affect the value, habitability, or safety of a home. These are generally interpreted as defects that cause safety hazards, require costly repairs, or both. The deck stairs that he mentioned were included on the summary list because they are a safety issue. On the other hand, a loose appliance handle or control cover plate may be mentioned in the report (and were, in fact) but I cannot identify such issues as Material Defects as a matter of professional responsibility. Going forward, I have made it a point to improve my communications to clients to be as certain as possible that this distinction is understood. Concerning the need for a new radon test canister, there seems to have been some misunderstanding about the inspection timeline. I made arrangements to place the test approximately 24 hours after the initial inspection. Since I picked up the canister at the absolute minimum exposure time (48 hours) and hand-delivered it to the radon lab, the results actually became available at an expedited pace compared to an average home inspection. The main inspection report was delivered during the third business day after the inspection, which is also well within standard reporting times. These intervals cannot reasonably be identified as having delayed the process. Again, going forward, I have made it a point to improve my communications to clients concerning the expected timelines for reports and lab results, to make sure they have realistic expectations."
