"I live in Florida an own a rental property in Rochester NY. Needed some one to diagnose a give a estimate to find a kitchen ceiling leak. Many insurance policies will not cover a roof with two layers of shingles. An additional layer of shingles increases the risk of various kinds of damage, and insurers typically won’t pay claims on a roof with an overlay. Adding a layer of shingles may even jeopardize your insurance coverage entirely, so check your policy to ensure you stay within coverage guidelines. 

Though roof coatings can last up to two decades, it’s a good idea to recoat your roof every four to six years. This is especially important if you have a built-up roof, which is vulnerable to moisture issues. Inspect your built-up roofs annually to make sure they don’t need a new coat.

The four types of roof sheathing are plywood, oriented strand board (OSB), planks, and tone-and-groove boards. The overwhelming majority of homes use the first two (especially OSB) and the other two are not often seen outside of special use cases. Methods of sheathing include solid sheathing, open sheathing where there are gaps, and plank sheathing. Most roofs are solid sheathing.

While you can technically install TPO roofing over an existing roof, it isn't always wise to do so. The more layers of material you add to your roof, the more weight it must support. You may also develop moisture issues by covering your existing roof with TPO. Your local building codes and regulations may actually require you to remove the existing roof before adding TPO, so check with your local municipality.

Depending on the type of damage your roof shingles have, you may be able to simply repair them without having to replace them. However, if there are more than a few to repair, replacement is likely the easier option. You may only need to replace a few of them. Repair shingles by applying roofing sealant directly under the shingle's damage and then directly over it.
