"The surveyors did a great job when they arrived and completed the work on the property in one day. The office staff were very nice and professional. We handled most correspondence via email. They are a busy business so sometimes you have to remind them of where you are in the process to proceed to the next step but they responded immediately and followed through. The cost of the survey was about what I expected. If you need to have your property surveyed within a particular time period, schedule as far in advance as possible due to their popularity. There were not any surprises. A great organization to work with. Highly recommended."

"R&R was recommended by our pool company for the hardscaping portion. I'm not happy with this company. I would look elsewhere. Summary of issues, crooked fence, no drain installed between house and pool, steps were not bullnosed, travertine became loose and cracked within a year. Steps became loose. Overall very poor craftsmanship. After one year the travertine settled and cracked on a potion of the project. R&R repaired as it was under warranty. Within a year after the repair the same occurrence and now they want to charge a fortune to correct their poor craftsmanship because it is out of warranty. They also were not very proactive in trying to rectify the issue. I had to reach out multiple times"

Land surveys don’t technically expire. They do serve as a point of reference and a snapshot of your property, though, so as soon as you make changes to your property (and even if your neighbor makes certain changes to theirs), your existing land survey becomes inaccurate, and a new one must be done. Even if you don’t make any changes to your property, many states only guarantee the accuracy of a land survey for five to ten years.

To prepare for a land survey, you must thoroughly check your land surveyor’s qualifications, reviews, and fees to align with your expectations. When it is time for the survey to be conducted, ensure that you have all your documents organized and available, know and mark your property lines, and inform your neighbors that the survey is happening.

A few different types of land surveys can help determine certain features and boundaries of your property. These include:

  • Boundary surveys describe the actual borders of a property. These are generally required when trying to get construction permits issued. 

  • Location surveys provide much of the same information as a boundary survey but also include in-depth information about any improvements made to your property. 

  • Mortgage location surveys are usually required by lenders and title companies before financing or offering an insurance policy. 

  • Site-planning surveys are done before applying for building permits and can be issued before any major home improvements. 

  • Topographic surveys provide a formal map of land elevations. It can also describe the location and size of natural features and any land improvements.

ALTA/ACSM surveys are the most comprehensive type of land survey and, as such, tend to be the most expensive. These surveys have standardized guidelines and reports and are used in many kinds of real estate transactions to ensure consistent and accurate information is available for properties.

Several government-backed lending programs can help first-time home buyers purchase a home with little money down. FHA, USDA, and VA loans are options for qualifying borrowers, though many conventional mortgage lenders will lower down payment rates to as low as 3 percent.
