"David is hands down the best contractor I've ever worked with! He has a background in engineering and it shows. My home's driveway was severely damaged by Helene (we live up in the mountains near Swannanoa, NC) and we had a mass of earth precariously perched above our home. I was very nervous it could continue sliding into our home. In addition to this, where our road had collapsed, it had become dangerous to pass with a car. David and his team were able to assess the damage and develop a thorough, well-explained plan for repairing this road damage. We were able to build a retaining wall and reinforce the bank adjacent to our road. He even re-graveled our driveway at no additional cost because his trucks were unable to access our property due to sandy roads. The work was professional and of very high quality. While he was working on the road repairs I also had him check our foundation to see if things had shifted during the hurricane. David was able to identify some bowing/cracking and suggested a repair with steel bracing. We agreed to those repairs and while working on this he noticed our decking bolts had come undone. David then went around both our main home and an ADU to check the bolts/nuts were tightened down on all exterior structures. This was going beyond and above by a wide margin and showed how much David cares about doing the right thing and helping people above all else. I cannot recommend David enough both professionally and personally. He's a wonderful human who does excellent work and I will absolutely work with him again in the future! -Andrew"

We are a professional waterproofing and crawlspace repair company. We work in crawlspaces and basements. We offer several types of repairs. Professional waterproofing can be as cheap as $800 but will typically be in the $1,800- $3,500 range. Concrete Rat-Slabs from $3,000 and up. Rodent Proof guarantee for life. Why leave your Crawlspace open to the outside elements? You would not leave your front door open to the elements. By not having a sealed Crawlspace, you will have moisture and mold problems, cold floors, and a possibility of a rodent intrusion. Contact us to get your Crawlspace or basement inspected. We want to help you solve all of these issues. We guarantee we will fix your problem.

"I had an excellent experience with Jim Briley and his team at Crawl Spaces and More. They are honest, reliable, and truly stand behind their work—even after 10 years, which is rare these days. Izaiah Sigala came out to evaluate a foundation drainage issue, provided a solid solution, and they fixed it without any issues. I also chose to have a full crawl space encapsulation done, along with a dehumidifier, concrete work and two JIMBO Jacks installed for deck support. Everything works perfectly. The entire team is hardworking, professional, and full of integrity. Highly recommend—no need to look anywhere else! "

Foundation repairs FAQs

If foundation problems are not fixed, not only do repairs eventually become very costly, but it can lead to structural damage to the house above. Eventually, if the foundation problems are allowed to persist, the foundation walls can cave in or collapse. That’s after other issues like flooding and mold have likely been allowed to develop. Although not all cracks are structural problems, some can be and even if they start out small, they can develop into major problems. The earlier foundation problems are discovered and fixed, the lower the cost to repair will likely be.

Yes, foundation repairs are worth the cost at any stage to avoid a dangerous living condition. A failed foundation can lower the value of your home by up to 20%. Whether it’s the smallest problem like a thin crack less than ⅛-inch wide, a horizontal crack, a crack letting water flow through, or a wall bowing inward, repairing foundation problems as soon as possible is worth the cost. Sometimes a temporary fix can be applied until you have the budget to completely fix the problem, but the longer the problems persist, the more costly repairs may be.

The most common first signs of foundation issues include:

  • Cracks in the foundation walls that grow

  • Signs of moisture or water leaking through cracks in the foundation

  • Standing water in the basement

  • Sagging floors or walls

  • Cracked walls in upper floors

  • Doors and windows that don’t close properly anymore

Foundation repairs cost about $5,000, on average. Typically, prices range from $2,200 to $7,800, depending on the type and extent of repairs needed. Cost factors include foundation type, home size, soil stability, accessibility, and the ultimate cause of the problem and what methods and materials are required to fix it.

If you’re noticing signs of foundation issues, the first step to fixing a foundation problem is to hire a foundation repair inspector. They will determine the problem, the cause, and the severity before recommending a course of action to repair the foundation. The method for fixing foundation problems depends on the problem and what options are available. A few possible solutions include:

  • Epoxy injections

  • Mudjacking

  • Piers made of steel or concrete

  • Jacks

  • Hydraulic piers

  • Carbon or steel reinforcement strips

  • Waterproofing materials
