Newcomb Land Surveyors was formed in 1999 as a full service, North Carolina land surveying company. Robert T. Newcomb, III (Tim) began his practice of land surveying in 1978 as Robert T. Newcomb and Associates. The Newcomb name has been synonymous with land surveying for almost thirty years. Newcomb Land Surveyors is a North Carolina Professional Limited Liability Corporation with seven employees. The company provides land surveying services including boundary, topographic, control, roadway, construction layout, cross country power lines and land conservancy easements. The company is staffed and equipped to handle any survey requirement that our clients may have. The client base at Newcomb Land Surveyors includes but is not limited to Goodwill Community Foundation, Wake Med Hospital, Leith Automotive, Hendrick Automotive, Angus Bam, City of Raleigh Administrative Services and Utilities Departments, Drees Homes, Standard Pacific Homes, Westfield Homes, Bojangles (Tri Arc Food Systems), Tar River Land Conservancy, DLP Construction and American Honda Motor Company. "I would like to add to my previous review. The surveyor I hired to complete the second survey, Harold Todd Smith, came this morning three days after I called him. He said "the stake you thought was missing is still there. It's on the other side of the fence between your house and your neighbor's." I can't believe the guy from Boundary Zone didn't point this out to me. I'm pretty sure I described the fence to him as my neighbor's. He had every reason to suspect as much, since it matches the ugly wire fence that runs around my neighbor's entire back yard. At any rate, the fence actually CROSSES the boundary line. It seems like that would have been worth a mention whether I described the fence as my neighbor's or not. So, because the guy was incompetent as well as rude, I paid $200 for another survey. So, at this point, I could not recommend Boundary Zone to do even a run-of-the-mill boundary survey."

  • Boundary surveys describe the actual borders of a property. These are generally required when trying to get construction permits issued.

  • Site-planning surveys are done before applying for building permits and can be issued before any major home improvements. 

  • Topographic surveys provide a formal map of land elevations. It can also describe the location and size of natural features and any land improvements.

You should always calculate real estate development costs on a case-by-case basis, so there’s no specific formula to estimate your total. You should speak with a local construction manager to see what you’ll need to do in terms of clearing and leveling the land, connecting utilities, and pulling permits for construction. A professional will be able to get you an accurate estimate for land development.

Surveys completed by licensed surveyors can be recorded with a local surveying records office, and in most cases, they will be. Filing survey reports categorize them as legal documents, and they can be used whenever legal documentation of your property’s boundaries is needed.
