We still love our custom built home that Dan Hopper built for us 6yrs ago! Not having to hire an Architect was a Big plus for us. Dan does his own designs and all of his craftsmanship is excellent including his beautiful signature custom built cabinetry. Extremely knowledgeable with years of experience Dan was also Fair and Honest with us throughout the building process. Stopping in recently to do a few repairs for us with "No Charge", was totally unexpected but very much appreciated! Dan not only built our home but a long term relationship built onTrust! Very well built and extremely efficient. Approximately 3000 sq. ft. home and electricity runs about $150.00 maximum summer or winter. Highly recommend his work. Very honest and gets the job done right. Note: Just before Christmas of 2020 he came back and replaced a piece on the custom made doors he built and didn't even charge us. That was certainly not what we expected

We were still living in the Chicago area when we were building the home. We were building long distance and they were excellent at keeping us up to date about the progress on the house. They sent pictures everyday on what they had done and what they were doing. As far as price, we didn't have any other bid from any other companies so I don't know if it was a good value or not. With housing values now I am sure it has gone down a little bit

We hired this company in Jan/Feb of 2017 to fix some issues we had with our sill plate and flooring on our home. They gave us an estimate of $13,000.00 to fix the problems at hand. As with all construction additional problems arise and the cost increased to 41,000.00. This additional cost was paid by my mother ( the homeowner). Work was going great when they were still needing to be paid. (In fact I want to give a shout out to Butch and Austin for completing our bathrooms quickly and efficiently. They are beautiful!) The crew was showing up and getting stuff done. They had to rip out all of the plumbing under the house so my family had to stay in a hotel for a week while it was being replaced. At the end of they week the plumbing was still not done completely and it was installed backwards. The contractor assigned to the plumbing was inconsistent with showing up as well. The guys assigned to the bathrooms completed both before the plumbing was ready. We did have another plumber check the work after it had been completed and some mistakes fixed. After the company had been paid the crew started showing up less and less. Some of this was due to the owner having some health issues, which is unstandable since most of the crew was family, but the gaps in when they would show would be weeks. Finally after several weeks of trying to get a hold of them and also threatening legal action, a foreman showed up to ***** what was still needing to be done. Several weeks and calls after that our yard was regraded, the wiring for the sump pumps had been put into place and the trash and remaining tools that was left was hauled away, as promised. The vents in the foundation were to be replaced, and again thanks to Butch and Austin, three out of the five were. The remaining two at the rear of the house have not been even to this day. I would say that the work done to fix the flooring was good but overall, I would caution anyone with hiring this company. I really feel that if you pay them before the job is complete you will get screwed

"We were living in Illinois and had purchased a home in Kimberling City, which needed some remodeling before occupancy. An architect was hired to create drawings which were used as the basis for the project. I am a mechanical engineer and planned to make other, more detailed drawings that might be required. Learning that there were no codes or inspections required for
<br /> construction, and suspecting that some shortcomings might be hidden in the construction process, I hired a local man with some home remodeling experience to oversee the construction activity and provide me with information and pictures. Choosing to hire a local representative to monitor the project added considerably to my cost.
<br /> The project consisted of gutting and rebuilding two bathrooms on the upper level and a bath/kitchenette/laundry area on the lower level and installing a dumb waiter for transferring items between levels. The project was divided into three phases
<br /> with phase one and two consisting of the complete wiring and plumbing, finishing the upstairs guest bath, and finishing the lower level. Phase three was to finish the master bath and install the dumb waiter.
<br /> Bids and references were solicited from several contractors. As part of the contractor information package, I indicated that this would be the final home for my wife and I and that we wanted it to be special and to have above average construction quality and detail. All components that were visible in the various rooms, such as lighting and plumbing fixtures, tile, and cabinetry, were selected by my wife and I, and shipped to the home.
<br /> KennCo was selected and my local representative visited a couple of reference sites and talked with the owners - with
<br /> generally favorable responses. The project was limited to phases one and two initially. As part of their response to the bid request, KennCo indicated that they would have a crew on site from start to finish of the project.
<br /> The work took far longer than projected. There were many days, including at least one complete week, that no workers were on site. There were many portions of the project that were not done to a high standard and had to be redone or corrected.
<br /> My on-site representative was continually watching the work and sending me pictures. We caught and corrected many items before time was spent to complete or hide them. Even with this oversight, some items were not completed to my standards.
<br /> Some of the build errors were:
<br />
<br /> A pocket door on the lower level was built into the wall on the wrong side of the opening.
<br /> A closet door in the main bathroom was installed with the door swinging into the closet, thus making the closet essentially
<br /> unusable.
<br /> Tiles in the shower stall of the main bathroom were not flush with the surface and some trim tiles were installed
<br /> crooked or broken. A credit was offered and accepted for this item.
<br /> Closet framing was requested to keep the walls as slim as possible. They were framed normally, thus making the
<br /> walls two inches thicker than desired.
<br /> A stub wall in the master bath was originally not installed rigidly enough.
<br /> Light fixture boxes in the master bath were originally positioned incorrectly. It took two more tries to get them
<br /> correct.
<br /> An enclosure for a medicine cabinet in the lower bathroom was built incorrectly.
<br /> Some paint surfaces did not have a consistent texture.
<br /> Interior door hinges had paint left on them. The hinges were later changed by the owner so the originals were not cleaned.
<br /> Door edges were not sanded prior to paint and were rough to the touch.
<br /> Bathroom vent fans were going to be installed incorrectly. This was caught in time before drywall was installed.
<br /> Vanity drawer facings were not aligned. The installer said he did not know how to do that.
<br /> A couple of workers were asked to leave the property because of an attitude issue.
<br /> A closet door frame was not alligned well and will have to be reset under warranty.
<br /> Most of these issues were found by either my local representative or myself on a visit. Without our oversight, some of these items might have been built into and hidden in the final completion or would have required a major tear up to correct, thus adding to KennCo?s cost and also adding more time to complete the project. Completing jobs on time and without serious errors might allow KennCo to offer better pricing to customers or provide more profit to KennCo. KennCo did correct most of the issues. However, I expected a much higher level of detail work and a much more diligent effort to complete the project on a timely basis.
<br /> KennCo admitted that 80 percent of their work is insurance work and 20 percent is remodeling. Much of their work may not require the level of detail and quality that I expected.
<br /> In summary, I suspect that KennCo is overcommitted and understaffed. The attitude and effort by many of the subcontractors was generally good. However, some may have had inadequate experience or had not previously worked to the requested standard. The performance on phases 1 and 2 of this project has disqualified KennCo for completion of phase 3 and for consideration to build a 1500 square foot garage/shop that is planned.
