Customers say: Quick response

"Connor from Stonewall Structural Engineering showed up promptly on time. He went under my 93-year-old house without hesitation to check out the foundation issues. Within two hours he walked me through all his findings in detail and gave me some suggestions. I received a detailed, sealed report in 4 days with pictures, and multiple ways to resolve my issues. I hope to never need a structural engineer again, but I'll definitely be using Stonewall if I need an inspection again."

I am a licensed Professional Engineer providing structural engineering services for residential and small commercial projects. I work with homeowners, contractors, and design professionals to help move projects through the permit process by providing structural calculations, drawings, evaluations, and engineering letters as needed.\n\nIn-person structural inspections are available in Maryland, DC, and Northern Virginia. Remote structural consulting is available in Delaware and North Carolina.\n\nTypical projects include load-bearing wall removal, beam and header sizing, additions, decks, foundation concerns, and framing evaluations. My goal is to provide practical, code-compliant structural solutions that are clear, efficient, and tailored to the project.

"They were excellent. They quickly made a draft that only needed 3 minor adjustments. The final product was exactly what I needed. They referred me to a structural engineer for review. The whole process took half of the time that they initially estimated. I would definitely use them again."

"I hate to shop!  Chester made this as painless for me as possible.  He deals with very responsible providers.  The stone, tile, hardwood, electricians, painters were the best.  He was here everyday to tell us who and what would be happening.  His timeline and budget were spot on.  He checked in every evening to see that everything was to his high standard.  My husband had a problem with 2 vanity door fronts, Chester said "if you're not happy, I'm not happy".  He replaced them with no cost to us.  I would highly recommend Bachert Builds to anyone!  We've had a neighbors stopping by to check out what we've done and they love it.

I am an effective, pragmatic, results-oriented, customer-service award-winning licensed senior architect and engineer with almost 30 years of design, construction and development experience. I offer my expertise of having designed almost 500 projects over that time, including over 300 custom homes, as well as having been a senior property inspector and president of 3 architecture firms. \n\nI specialize in affordable housing and historic buildings and I have assembled a team of senior freelance engineers and drafters that are experienced with large multi-family, retail, hospitality and custom residential projects. I work remotely from my home in Baja California and my drafters are in the Philippines, so my team can offer you the same quality of work that you would get from a traditional firm for a fraction of the price. \n\nMost importantly, I strongly believe in quality, honesty and teamwork. Find out why I'm a top-rated architect here and previously on Angie's List, Yelp and UpWork!

"Great! They quoted me a price, came to look at the house and gave a description of the work that would be completed. They came the next day and finished the job within two days. They were very professional, knowledgeable, and efficient. I would certainly hire Jim and his crew again."

Structural Engineering questions, answered by experts

On average, 6 inches of concrete can hold around 150 pounds per square foot, but the exact weight that 6 inches of concrete can hold depends on factors such as the type of concrete, the reinforcement method, soil conditions below, and structural design. If you’re concerned about the longevity of your concrete patio, walkway, or driveway, hire a professional to help you choose an appropriate concrete thickness and reinforcement method for your needs.

It depends on the bank and the extent of the issue. Some banks will lend against homes with minor foundation damage, but most won’t if the issue is structural since the home acts as collateral for the mortgage. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.

Yes, you can build over a stump if the roots are no longer alive. Living roots will continue to grow and may damage your new construction over time. Similarly, you should also remove rotting stumps because they may continue to attract pests and even cause new structures (especially those made from wood) to decompose as well.

A 4-inch-thick concrete slab can support around 4,000 pounds per square foot if a contractor reinforces the slab with rebar, while that same slab without reinforcements will support closer to 1,000 pounds. For the purposes of a patio, 4 inches in thickness without reinforcement should suffice unless you’re installing heavy kitchen equipment or a hot tub on it. In those cases, reinforcing your slab and sticking with 4 inches of thickness should provide plenty of strength.

It's safe to assume that all exterior walls are load-bearing, or at least have load-bearing characteristics. Some older homes feature porches or bump-outs that don't rest on the home's foundation. However, they still must carry the weight of the roof section they support. Walls containing floor-to-ceiling glass or other non-structural elements must use post and beam configurations to meet load-bearing criteria.
