"Complete Fencing installed a wooden privacy fence along the back side of our property and 2 gates at each side of the front. It was not a big project but was tricky due to location of buried cables and a steep slope where a gate was installed. The fence looks great and a special shout out to Carlos, the job foreman who did a great job on that gate. Highly recommend."

"Tim and Charly were absolutely the best! The painting was done perfectly! I've never had painters do such a beautiful job, plus they were fast and so neat. They even cleaned scuff marks on baseboards that I thought needed painting, but just needed a good cleaning. They also touched up my kitchen cabinets from an older paint job and now they look brand new with just the touch up. The outdoor fence was done very quickly and is as good as new now! I would highly recommend this company! They are fair, extremely nice to work with, come on time and put their heart into the project! Thank you Tandem Trades! They are actually coming back in a few weeks to do more painting for us!"

"They were prompt, moved the fallen tree from the fence line (so we didn?t have to do it), and did a good job explaining the types of chain link fabric replacements. Over all, very happy with them (even though one of the anchor posts is a little off vertical)."

Fencing questions, answered by experts

Yes, a well-built fence can increase your home value as it improves your property’s curb appeal and also provides enhanced security. Online studies show that fences have a 50% recovery rate, meaning investing $10,000 in a new fence can potentially increase your property value by $5,000 in the end. The number may fluctuate depending on the quality, material, and design of your fence.

The average cost to install a wrought iron fence is around $3,150, with typical project costs ranging from $470 to $10,500. The final price can vary significantly based on several factors, including the fence's total length and height, design complexity, metal thickness, and your property's topography.

For materials alone, you can expect to pay around $25 to $35 per linear foot. When including installation, the cost is typically between $50 and $70 per linear foot.

Additional factors that can influence the total cost include:

  • Custom designs, decorative flourishes, gates, and columns

  • Labor costs in your area

  • The need for permits

  • Land preparation, such as old fence removal, tree or bush clearing, and land grading

For an accurate estimate, it is best to consult a professional fence installer with the specific measurements and design requirements for your project.

When deciding to replace or repair your existing fence, consider the 20% rule that fence builders reference. This rule states that if more than 20% of your fence needs repair, you should skip the repair and replace it. Additionally, if your fence is nearing the end of its life, it's often best to replace it.

Repairing the fence is a good option when you have minimal damage or damage from a specific event versus wear and tear. Your fence repair professional can assess the damage and compare the repair price with the cost of a new fence.

It’s usually cheaper to buy pre-made fence panels than to build your own. This surprises many people since DIY tasks so often save money. However, large stores don’t have to pay the same amount per board of wood that homeowners do, allowing them to sell pre-made panels at a more cost-effective rate. Pre-made panels also save a great deal of time, energy, and guesswork. The drawback is that they are harder to customize to the shape and slope of your yard.

Who pays for a new fence between neighbors depends on its location relative to the property line. If you build the fence entirely on your property, you are solely responsible for the costs of installation, maintenance, and repair. If the fence is built directly on the property line, both neighbors are typically responsible for the costs. In this case, it is essential to consult with your neighbor beforehand to agree on a plan for payment. While you should always inform your neighbor of your plans in advance, you generally cannot force them to contribute financially unless there are specific local laws, such as in California, where both parties might be responsible for costs unless a different agreement exists. It's a good idea to get a property line survey to know the exact boundaries before building.
