Although we were skeptical of his plan to fill the excavated area with sand and lay sod over that, he insisted that this was an old golf course "trick" that he'd done many times and guaranteed it would work just fine. We accepted the design and his bid. Work to begin about 3 weeks later. The first day, Thomas and his team began the excavation and dumped the excavated dirt over our old dry creek bed (our earlier attempt to resolve our issues). Thomas discovered that the concrete pad outside our basement door was almost 8 inches thick (rather than the normal 4 inches) and, without complaint, left and returned with a rented jackhammer to remove it. His team also worked to extend the existing retaining wall. Luckily I noticed that the "expert" assigned to do this project had left some of the existing packed dirt between an existing base stone and the next base stone he was laying which would result in the next levels of stones above it to not be staggered. Even I knew better than to do that! I called it to Thomas's attention and he showed the "expert" how to do it correctly. They also dug a trench to the middle of the yard and installed the french drain. The second day, a different team came to pour, stamp and stain the new concrete patio, finish grading the area where the dry creek bed had been (on the east side of the extended retaining wall) and lay sod over the whole area. They brought the sod with them that morning. By the time that Guillermo had finished the concrete work, it was late in the afternoon and the sod was looking much the worse for wear. To top it off, they had not brought enough sod for the area east of the retaining wall and were calling their boss saying that they needed another roll or two. I happened to be there and realized that they need a lot more sod than that because they had not even started laying sod over the area they had excavated and filled with the 6 inches of sand. I brought this to their attention and they looked at me like I was crazy. Why would I want to put sod over the sand? I told them that this was what Ken had designed and was there an issue with doing it that way. They looked puzzled but said "no" and asked the boss for delivery of more sod for that as well. Ultimately the sod was laid and it appeared the job was complete except for sealing the concrete - to be done in 2-3 weeks. About a week or so later, it had become apparent that much of the sod, particularly the sod that they laid behind the retaining wall. was practically dead even though I had fertilized it as recommended and regularly watered it 3 times every day. I called and, ultimately Thomas's team came out to replace the sod. Unfortunately they, again. had not brought enough and needed about a roll and a half extra. They called their boss who was extremely reluctant to provide it. Thomas's team managed to piece together some of the best of the original (dying) sod and (with enough fertilizer and constant watering) was basically surviving. Now we were just waiting for the sealing of the concrete for the job to be completed. Then we got (officially) 1 inch of rain and had problems. I had called Zach (the boss) earlier that morning to find out when they were coming out to seal the concrete since it had been over three weeks. He said they had meant to get out there but were delayed by the rain. I thought that was odd since we had had no rain for weeks until the night before. He promised to send someone out that day. I then went out into the yard and noticed that a significant patch of the yard (where they had laid the sand) had sunk 6 inches. I went out to the middle of the yard and looked at the french drain and there was sand around the outside edge of it and the drain itself appeared to be full of sand. I called Zach back and told him about the issue and he said he would come first thing the next morning to look at it and they'd postpone the sealing until that time. Late the next morning, Juan came out to seal the concrete but there was no sign of Zach. I explained the situation to Juan and also told him we'd like to have Zach also look at the concrete before he sealed it since we had noticed some small spots that looked like the concrete was chipping away. He called Zach, who apologized for the delay and said they would both be back early that afternoon. Zach showed up a little later with Juan and another employee and they looked at the french drain and dug up part of the sunken area. Zack pointed out an area were the pipes connected that he said was the problem and said they could just fix that, force water through the pipes (that were now filled with sand) and replace the sand. I told him that would not satisfy me since by this point I had discussed this with a few people I know who had done this kind of work and strongly recommended using gravel and topsoil instead. Zach ultimately agreed to this and had his team set to work, telling me they could get it done in about 2 hours. It took Juan and his associate more than 6 hours to complete the job. The pipe running to the french drain in the middle of the yard was so full of sand that they could not "wash it out" and had to dig the whole thing up. It was so full of sand that the 2 of them could not lift it. They had to cut the pipe in half and it still took both of them to lift each piece and remove the sand. They ultimately got the job completed, including sealing the concrete. (at least I hope so - I'm waiting for the next rain before I can consider the job to be done. I do have to note that I was impressed with the efforts of Thomas and Juan. Zach should take good care of these two! Asked for quote. Met with him and wife. Walked through the areas and described work wanted. He agreed that work desired could be done for quoted price. Labor only. Materials to be purchased by homeowner. No contract or written quote. Paid in cash at his request. For agreeing to pay in cash he agreed to tile very small 3/4 bath in basement as well as complete the two bathrooms as quoted.
Tiled 3' x 3' concrete block shower (3 walls), 5' x 4' bathroom floor and (3) 7' tall walls. Installed new hinged shower door. Tiled floor outside of bathroom 8' x 8' and area behind bar 3' x 8'. Floor outside of bathroom and behind bar were "extra". Quality issues discovered after the fact: tiles not level, wide variance in spacing between tiles, tile behind toilet won't allow tank lid to fit, tiled over access panel under sink so we cannot get to plumbing unless we break the tiles, didn't tile the floor of the shower, raw edges of cut tiles exposed on corners. Said installing towel racks, paper holder, robe hook, mirror over sink were not included in agreement. Two extra days paid for the floor tile outside of the bathroom and behind the bar. Told homeowner to paint the raw edges of the cut tiles to match the grout color. Left broken screw head from a the towel rack with the advice to superglue it in the hole and no one would be able to tell it was broken. Did not seal any of the grout. Did not haul off any of the construction debris so homeowner paid to have it removed.
Gutted hallway bathroom. Removed built in vanity, 2 small sinks, old toiled and tub. Removed 5' wall with doorway that was between vanity and tub/toilet area. Closed off second entry. Drywalled doorway. Moved toilet plumbing about 16". Installed new tub in same location. Installed new shower fixtures in same location. Installed green dry wall for shower stall and tub surround. Installed cement backer board for floor. Tiled floor & up walls 4 feet high. Tiled shower stall/tub surround to ceiling. Patched interior of closet wall torn out to access shower plumbing. Wired for vanity lights and ceiling light/exhaust fan. Installed prefab vanity cabinets. Set prefab sink/vanity top combo. Plumbed (2) faucets. Ceiling finish scraped off. Quality issues found after the fact: Have been advised that since no waterproofing or cement backer board was used in shower stall/tub surround that this will need to be totally torn out and redone to prevent mold. Tile is not level. Access panel in closet for shower plumbing drywalled over. Didn't replace built in closet shelves torn out to access plumbing. Didn't install mirrors over sinks. Vanity cabinets are set flat on floor with no toe kicks. No knobs or handles on vanity cabinets. Shower corners started cracking within two weeks (he did regrout them). Bright white caulking used on biscuit tub. Toilet tank sits about 4" from the wall. Patch on the wall where the door used to be is very poorly done. Grout not sealed. Informed that installing towel racks, cabinet knobs, robe hook, paper holder, and respraying ceiling/doing knockdown finish were all "extras" not included in original quote.
Gutted master 3/4 bath. Took out 5' wall with doorway and 6' wall. Removed old toilet and tub. Removed built in vanity with single sink that was outside the bathroom. Moved tub and sink plumbing. (Toilet plumbing didn't move). Removed all original copper plumbing and replaced with PAX/plastic. Early in project identified need to reinforce flooring for stability which added about 10 hours extra labor not in original quote. Plumbed for walk in shower. Installed & plumbed new tub. Roughed in shower stall. Built 8' interior wall between new bath and bedroom. Wired for lights and outlets. Laid cement backer board for floor and tiled floor as well as 4 feet up the walls behind tub and vanites. Had to redo shower rough-in because of change in shower pan dimensions. Had to wait for shower pan to arrive and be installed so handyman agreed to homeowner grouting and sealing all the tile in exchange for the extra carpentry labor already provided. When shower pan was installed homeowner contacted handyman and was told that it would be an additional $1,200 to finish the job.
Didn't clean up after work. Didn't haul away debris. We think he did take the copper he cut out because we never found it in the trash pile he left. Homeowner has had to hire another contractor to spray and do knockdown finish on all the ceilings the handyman scraped off and left unfinished. Also have had to hire a carpenter to build the master bathroom shower stall and waterproof it since handyman did not do this correctly in the hall bathroom. Carpenter also fixed the unfinished inside and outside corners of the wall between the bedroom and bathroom so it could be painted. Master bath remains unfinished at this time. Handyman claims he is still owed $800 for "extra" labor already provided. Since there was no written contract or quote and everything was paid in cash we have no way to counter his claim so will have to find a way to pay him before we can save toward getting the hall bath fixed right and finishing the master bath. They went straight to work & had our Radon System up & functioning in a few hours. Cutting through concrete was noisy, but they left the area clean. I was afraid the device would be an eyesore, but they put it in discrete places in our basement & garage. We are pleased with their work.

Rene gave me the company name who supplies his pavers and we were able to visit their outdoor showroom and choose our pavers. Rene gave tips about the installation and shape of the patio that we hadn’t considered before. David and the crew did an excellent installation job, taking care not to damage our grass or shrubs. They even went above and beyond by using some of their concrete from the base to patch some holes in our curb and gutter which saved my husband a lot of hot work. They did not charge for that small amount of work. Rene suggested waiting for a month or so before sealing the pavers which we did. We have already requested and received a quote from Rene for sealing the pavers before winter arrives. Although our patio was small they treated it as though it was as important as a larger job.
