They did agree to replace that, but some more problems came up when they used a pressure washer on the new patio. A bunch of water got up the side of our house, and some of the paint was torn off where the pressure was too high. They also ended up tearing up the screen. The final thing I noticed was that our side panels started bowing right where they were using the pressure washer.
I initially confronted them about the screen, and they told me it was an easy fix and where to get the supplies. They did paint the house where they chipped the original paint, and they did replace the screen, but when I addressed the fact that the bowing was not going away on the side panels they said it was a problem with the house itself.
This all eventually escalated to them and us contacting our lawyers. My husband got into a shouting match with the owner and specifically told him not to step foot in our house without permission. He also wasn't to send anybody without notice. A co-worker of his that we have dealt with for a while now ended up showing up unannounced. Without asking, he just started to walk around to the side of the house and started taking pictures. I asked him to stop and leave, and he would not. My husband and the owner already had an understanding that all of our communication would be done via email so that everything can be documented. When he refused to leave, I had no choice but to tell him I was going to call the cops. As soon as I got in the house, he was in his truck and leaving. I ended up filing a call incident with the police.
The problem is not at all about the installation, it is about the customer service. I feel it is important to be conscious of the property you are doing work on, and they neglected that. All of my down payments were on time, and the remaining balance has been paid in full.
We had a gentleman who worked for Anaya come over and provide us a quote along with any design modifications that would be needed. He was very helpful, professional and did a good job of selling us on the service for our new patio. Once we received his email quotation, we decided to go ahead with the new patio job with Anaya.
Preparation:
Anaya employees arrived as stated to start our job. As we reviewed the design with the team as quoted by the sales person, they immediately identified several issues with the design that they did not feel comfortable doing. The outside steps were too high above the grass and they felt like they had to add additional steps to make the design work. This added additional time and cost to the project but we decided to go through with the job if it made good design sense. We added several hundred more dollars to the job for the additional labor?
Once the design change was agreed upon the team began laying forms and prepping the ground for the concrete pouring.
Installation:
One of the big reasons for going with Anaya was that they stated they had a concrete pumping system that avoided driving into our back yard or using expensive boom systems that went over the house. We thought this was a good idea and a great selling feature for using this contractor. Unfortunately when it came time to pour, they stated their pump was broken and they had to go rent or lease a new one.
The new concrete patio was poured and the team finished the job within the two days as promised. Overall it looked good and we were initially pleased in spite of the increased costs and design changes.
Quality/Service:
Within several months of the patio completion, we noticed cracks starting to appear on several of the sections that had been poured. We were concerned but hoped that they were simply surface cracks. After about six months the cracks started to grow larger and the step on one side had sunk or collapsed about 1/2and quot;. I contacted Anaya concrete several times and had difficulty getting them to come look at the patio. Initial replies were that Mr. Anaya was very busy and had many jobs to attend to. After several more calls and emails we were able to get them to come look at the patio.
After reviewing the cracks Mr. Anaya did state that he was surprised by the cracks and was even wondering if the team had placed proper rebar in the concrete. He agreed to have his team come out and patch the cracks but would not replace or repour any concrete as he stated that this is simply one of the risks of pouring concrete.
In less than six months after pouring this patio we found half of the sections are cracked and continuing to grow. No other concrete on our property exhibits anything close to this level of deterioration and we are quite surprised by the lack of durability given how new the concrete is. I am concerned that the quality of the concrete itself is not what was quoted and/or the soil preparation was simply not adequate to support the concrete.
Unfortunately we are very disappointed with the looks and appearance of our patio. We have friends and neighbors who ask who our contractor was and why it looks the way it does. We are disappointed with the appearance and do not look forward to backyard entertainment parties like we had planned.
We are now looking for ways to either remove the patio or place some form of wood or Trex decking over it.

Always punctual and pleasant. The patio looked great after the reseal but the darker portions of the stained/stamped concrete had started to fade a month or so after. Jerry has another idea about how to remedy and will be addressing when the weather clears.
One of the cracks in the drive is on a hill and in a stress joint. It appears as though this portion of the drive has slid downhill so the crack is pretty substantial. Jerry is working to find remedies for this too and does not charge separately when he comes back to take a look. He's very pleasant and looking for solutions to extend the life of the drive. I appreciate the time and attention he pays to this job!
suggest looking elsewhere. We needed to replace our garage floor, driveway and adjacent walkways, and had several companies out to quote. Jerry from Anaya visited our home and made us feel very comfortable with the work Anaya would do, even explaining how they would creatively lift our air conditioning unit off of the ground so that we wouldn?t have to go through the trouble of having
the lines disconnected from it. Based on our comfort with Jerry and his explanation of the job, we made the mistake of selecting Anaya to do the work.
With respect to the concrete work itself, Anaya did a very good job. After the concrete work was completed is when things rapidly unraveled. We have several sprinkler heads and, it would follow, sprinkler lines on either side of the driveway that Anaya replaced.
As apparently occasionally happens, one of the sprinkler lines was severed while the driveway was being replaced. Anaya repaired the severed line while the crew was still there and told us that everything was good to go. That same evening, I decided to double-check the sprinkler system and found water pooling near one sprinkler head and two other damaged sprinkler heads. Anaya had earlier in the day told me that everything was fixed, so I was dubious about their ability to properly diagnose problems with the sprinkler. This was communicated to the owner, Priscilliano, whose initial response was that they can?t be responsible for things underground that they can?t see (notwithstanding that a layout of the sprinkler system was available, but never requested). Once we got past the preposterousness of his initial statement, Priscilliano agreed to send one of his guys to our house to check the sprinkler and make any necessary repairs. I explained to this person that water was pooling in one spot and that parts of two other sprinkler heads looked to be damaged. His response was that when they damage a sprinkler, they sever the line completely, which is obvious because the entire sprinkler zone loses pressure and the heads don?t come up. Since this was not currently happening with our sprinkler, his view was that there was nothing wrong. Not agreeing with this person from Anaya, we called the sprinkler company and had them come check the system. They did indeed find an additional leak, where it appeared that the line had been hit but not severed, and also repaired two damaged sprinkler heads.
Before we had the sprinkler company come to our house, we informed Anaya that we were doing this because we didn?t trust Anaya?s ability to detect and repair issues with our sprinkler system (without tearing up our entire yard to do so). Anaya objected to
this, saying that they were entitled to repair any damages. I do agree that Anaya should be able to repair the damages themselves ? the problem arises when they are not adequately able to assess the damage.
To sum things up, our sprinkler company charged us $229 to do the repair work. We communicated this to Anaya and offered them the opportunity to do what?s right. What we received was more egregious than anticipated, which was a $29 check and an invoice charging us $200 for the work they did to raise our air conditioning unit off the ground. This work was, of course, discussed as part of the initial quote from Jerry with no mention of any extra charge and was just a convenient and embarrassing way for Anaya to absolve itself of any responsibility. If the owner of Anaya responds to this comment by saying anything to the contrary related to lifting the air conditioner, it is simply a continuation of his dishonest behavior.
There are many companies in the Denver area capable of doing good concrete work. They truly good ones set themselves apart with their service and the way they treat their customers.
