"Jim and his team came out to take care of a growing crack and small footing/structural issue on our entryway. Though it was generally tough to get anyone to show up, they came out, bid and began work within 2 weeks of first contact which was appreciated. While working on our house they also completed some extra repairs on a cracked archway for our front door, more repointing on the face of the house and the chimney and I hired them to help put on our chimney caps - a project I had been told a half dozen times "couldn't be done" because of the style of our flue or contractors would disappear on me. They spent the time to do their best to match the mortar color to our historic home's mortar color. No mix is going to be a 100% match because of various factors (including age), but of the two times we've had masons out to do repairs their initial mortar mixing was pretty spot on in color and texture. Our most problematic area ended up cracking slightly again after repairs, but Jim had one of his guys back out to repoint the area again. This time with a slightly different color, but without extra charge. Overall Jim's team did an excellent job, addressed any concerns I had and made sure the job was done properly to preserve the historic nature of our home as best as possible."

Structural Engineering questions, answered by experts

In Kansas City, most structural engineering projects—from structural inspections to foundation repairs—take between three and eight weeks. The timeline depends on factors like permit approval, weather delays during spring storms, and the complexity of work in older homes. Projects in historic neighborhoods may require additional review, while basement waterproofing or structural reinforcement can extend completion times during the rainy season.

Helpful?

Kansas City’s climate, with its heavy spring rains, freeze-thaw cycles, and humid summers, directly affects structural engineering projects. Expansive clay soils can cause foundation shifting, while high water tables increase the need for basement waterproofing. Severe storms may delay construction and require reinforced design solutions. Planning around seasonal weather helps ensure your project’s durability and minimizes the risk of future structural issues.

Helpful?

In Kansas City, be wary of quotes that don’t address the city’s expansive clay soils or frequent basement moisture issues. Watch for professionals who lack experience with local limestone foundations or historic brick homes. Avoid those who skip detailed structural assessments or fail to mention compliance with Kansas City’s unique building codes and floodplain requirements. Vague timelines or missing references are also warning signs.

Helpful?

Completing structural engineering projects in Kansas City can make your home more attractive to buyers, especially in historic districts or flood-prone neighborhoods. Improvements like foundation stabilization, basement waterproofing, and open floor plan modifications demonstrate proactive maintenance. Proper documentation and permits reassure buyers that your home meets Kansas City’s structural standards, helping it stand out in a competitive real estate market.

Helpful?

Homes in Kansas City are strong candidates for structural engineering if you notice stair-step cracks in brick exteriors, uneven floors, or persistent basement dampness—especially in neighborhoods with older bungalows or stone foundations. Properties near the Missouri River or in areas with frequent soil shifting often require a structural assessment, particularly if you’re planning a basement renovation or adding a second story.
