"We had an attached screened-in porch that was sinking.Acculevel came in and detailed every aspect of the repair project and then followed thru to the most minuet detail. Excellent work and very detail oriented. Friendly and cooperative service team that completed the work. This seemed like what was going to be a complicated job, using augered jacks, concrete removal, and replacing trex floor. ...In a nutshell, they made what seemed hard..very manageableand 100% solved.Excellent service, excellant price......Terry M."

"Big shout out to Dil and Cruise for doing a splendid job . They were very courteous, patient enough to listen to my concerns and very friendly. The Job was to lift the concrete and seal the joint and cracks . Time will tell how well the seal will hold especially with colorodo weather but so far happy the result. Thank you Trasher."

Masonry questions, answered by experts

Inspect your bricks for cracking or flaking, which indicates a previous contractor used incompatible hard cement on soft historic brick. Rapidly returning white salt deposits or reappearing stair-step cracks show that underlying moisture and soil settling issues remain unresolved. If mortar joints deteriorate within a few years of earlier masonry work, the previous application failed to withstand the harsh freeze-thaw cycles common in MO.

Helpful?

Older homes in Hannibal feature soft, lime-based historic mortars that require specialized materials to prevent accelerated brick damage. Properties located on river bluffs or in floodplains face complex foundation settling and drainage issues requiring engineered solutions. Furthermore, historic rubble stone or brick basement foundations demand different repair techniques than modern poured concrete. A licensed professional will assess these structural factors before starting any masonry work.

Helpful?

Schedule immediate masonry work for open mortar joints before the Missouri winter freeze to prevent severe structural damage. Address chimney damage right away after severe spring storms, and fix foundation cracks showing water infiltration. Schedule cosmetic salt deposit removal or stable hairline crack repairs for the fall. Complete essential repairs by mid-September to ensure your home stays protected through the cold season.

Helpful?

Start by scheduling masonry work between April and October, as mortar requires temperatures above 40 degrees to cure properly in MO. Contact the local building department to secure necessary permits for structural repairs. Always call 811 before digging to avoid underground utilities. If your property sits in a flood zone or historic district, check for additional local regulations. Finally, verify your contractor carries liability insurance and workers' compensation coverage.

Helpful?

Keep mortar patching materials ready to seal small cracks before winter arrives in Hannibal. Freezing moisture rapidly accelerates brick damage. You should also store specialized masonry cleaning supplies to remove white salt deposits and algae caused by high summer humidity. Because heavy spring rains threaten foundations, keep drainage tools on hand to clear downspouts and direct water away from your home between professional masonry work appointments.
