Customers say: True professional

"Our appraiser did a really good job. I was seeking to contest my assessed property value and it did get lowered. But my pro explained why the county assessed value was not as inflated as I thought. My appraiser was on time, came in at the quoted price, and delivered my appraisal within 48 hours."

"Marketplace Homes has managed two residential rental properties for me, and everything has always been very easy. They coordinate showings, negotiated rent with tenants, and hired contractors as needed at each property. I would use them for any rental property I have in the future!"

"Chris scheduled a time about a week and half out that worked for me to put down the termite treatment. He then called a few days later to let me know he was going to come and separately treat the property for ants ahead of the termite treatment. This was at no cost above the quoted price just for termites. He was rained out on the Thursday scheduled for termite treatment but was able to work around my schedule and come out the very next Saturday morning instead."

Property Appraiser questions, answered by experts

The cost to appraise a home depends on the type. Common types include:

  • Single-family homes: $300–$400

  • FHA or VA single-family homes: $400–$500

  • Condominium: $300–$500

  • Multi-family home: $500–$1,000

  • Apartment building: $1,500–$3,000

  • Commercial properties: $1,400–$10,000

  • Raw land: $1,000–$8,000

Appraisals can come in above or below the list price or offer price for a property, and where it falls depends on many factors. Those include the condition of the property, the location, and the age of the home, but often, the condition of the market is the biggest determining factor. Where demand is high for properties, buyers compete with each other for homes, which tends to drive up offer prices above where appraisals come in. Where demand is low, you’ll often see the opposite happening.

Whether or not new windows increase property taxes depends on where you live and by how much your upgrade increases your home’s value. Smaller projects likely won’t result in increased property taxes, but it’s always a good idea to err on the side of caution and check. Contact your local county appraisal department for the most accurate information about property taxes in your area.

As a seller, it might feel tempting to skip the appraisal, especially in a hot market that sees a lot of all-cash offers. While you can technically forgo it and hope for an all-cash offer, you’ll likely have a very tough time selling without an appraisal.

In addition to protecting lenders from risk, appraisals also protect buyers’ investments. As such, it isn’t typically recommended for buyers to skip appraisals.

If installing board and batten fixes an issue with the home, it could increase the value, but it isn’t commonly installed for that purpose. Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. That being said, certain design elements can help attract more buyers, even if your home’s price won’t see a noticeable bump.
