Licensed home inspector working for mainly buyers and sellers in the States of Minnesota and Wisconsin. Starting fee for inspections are $275.00. I am a 1 employee company which is owned by myself, not a franchise. All fee's are to be paid at the time of service's.

"In June of 2018 Steven Hatcher from SafeGuard home inspection came and inspected the home we were purchasing. The report he gave stated little to concerned about so we believed everything was great and went forward with the purchase. However when we then moved in it’s been nothing but problems and at this point it has financially ruined our family. The things he missed are staggering. Plumbing, electrical and structural. We got two licensed plumbers who are home inspectors and one electrician. All of them said he is either blind, ignorant and incompetent or he did a professional favor for the seller who was also a supposed licensed home inspector. Or all of the above. We can’t use the washer because it’s plumbed into the sump pump tied incorrectly into the sewer line. We can’t use the dishwasher because the drain line was put in the main sewer line and caulked to seal it, this was blatantly visible and not code. Shower put in upside down, sink not mounted or plumbed correct. Exposed wiring and so much more that it take a book to write it all down. He is not an inspector but a fraud and I’m sure lazy because he did a lousy job. We can’t drain water we barely can use one toilet. We are devastated. We talked to a lawyer but it would be over 20k, the work is over 50k or more. If he just did his job and caught even a fraction of the major code violations we would never had bought. We put our life savings in to buy and now we have no way to fix this we may have to just walk away. The inspectors we paid after the fact couldn’t believe he could be that bad. If we gotten a real inspector we wouldn’t be in this mess. We found out any fool can be an inspector in this state there are no requirements. We found out the hard way and it cost us everything. If we could give him lower than an F we would. Please don’t ever ever use Him."

At Acer Home Inspections we understand that buying a home is one of the largest purchases of your life. Our customer is important to us and helping them understand their home is an important part of our inspection process. I take it upon myself to stay current with the industries along with learning about past building practices to be able to inspect with confidence. I am certified through the Professional Home Inspection Institute (PHII), National Society of Home Inspectors (NSHI) and InterNACHI. I became a home inspector so I could help others with finding a home they will love and understand. Aaron Bye

"Acer Home Inspections came highly recommended by my realtor. She told me "This is the guy you want," and she was right. Aaron's inspection was incredibly thorough and his written report was detailed, including photographs and notes. This helped us immensely in the home purchase process, allowing us to address several minor safety issues prior to moving in. His report and a couple of home ownership resources he provided have been incredibly helpful as we continue to care for our new home. Aaron was professional, personable, and it was evident that he took pride in his work. I would highly recommend him to others for home inspections."

"Mike did a very through job inspecting the house and then went over everything carefully with me. He spent a lot of time and even came back another day because initally he could not access the attic to determine insulation. Again he spent a lot of time and effort making sure I understood his remarks and concerns. He wrote a very detailed inspection report with many photos showing why he made the comments he did in the report. Because of his report and the sellers unwillingness to pay the entire amoutn for the problem areas I had to cancel my purchase agreement. Sure I was out the cost of the inspection but in the long run Mike no doubt saved me a great deal of money and huge headache and heartache!"

Radon Detection and Reduction questions, answered by experts

The natural breakdown of uranium in soil, rock, and water can cause radon to appear in a home. The gas seeps into homes through cracks in foundations, walls, or floors, as well as through gaps around pipes or construction joints. Radon levels are influenced by soil composition, building materials, and ventilation. Poorly sealed or airtight homes can trap radon, allowing it to accumulate.

You should have a professional test for radon every two to five years. A good rule of thumb is to get testing done every five years if you’ve never had an issue before and every two years if you have. You may also want to schedule testing if you notice symptoms of radon exposure or if you do intermittent DIY radon testing and notice changes in your levels between tests. If you have an active radon monitor, you can schedule testing if you notice levels increasing over time.

Testing every 2-5 years or upon adjusting occupancy or structural changes maintains safe environments.

The only way to determine if you have a radon problem in your home is to have professional testing done. You can buy DIY radon test kits, but these are sometimes inaccurate in certain temperatures and humidity levels, and they don’t paint the entire picture in terms of your radon exposure. Scheduling testing once every two to five years is best. You can also look out for the following symptoms, which, according to the American Cancer Society, are symptoms of radon exposure:

  • Shortness of breath

  • Cough

  • Tightness in the chest

  • Difficulty swallowing

  • Hoarseness

Your radon fan needs to operate 24/7 to be effective. The only time the fan isn't operating is during its replacement. Radon levels in the home can increase within hours if the fan stops working or something obstructs the stack vent. Fortunately, radon systems require no downtime maintenance between fan changes.
