At Acer Home Inspections we understand that buying a home is one of the largest purchases of your life. Our customer is important to us and helping them understand their home is an important part of our inspection process. I take it upon myself to stay current with the industries along with learning about past building practices to be able to inspect with confidence. I am certified through the Professional Home Inspection Institute (PHII), National Society of Home Inspectors (NSHI) and InterNACHI. I became a home inspector so I could help others with finding a home they will love and understand. Aaron Bye

"Acer Home Inspections came highly recommended by my realtor. She told me "This is the guy you want," and she was right. Aaron's inspection was incredibly thorough and his written report was detailed, including photographs and notes. This helped us immensely in the home purchase process, allowing us to address several minor safety issues prior to moving in. His report and a couple of home ownership resources he provided have been incredibly helpful as we continue to care for our new home. Aaron was professional, personable, and it was evident that he took pride in his work. I would highly recommend him to others for home inspections."

"It’s been a month plus now, down payment was paid after Navin gave me a quote. He said he will install the gutters the week of June 12, that week passed and when I called him he said that he doesn’t remember signing up for the job and asked me to send him the receipt which I did. He said that his guys installed the gutters to the wrong house. I mean, how unprofessional is that. He went ahead saying that the following week was going to be too hot and his guys will not work under those conditions but will come two weeks later. That never happened, and he wasn’t answering my calls. I called with a different number, and he picked up saying that his guys are sick, then hung up. He had not answered any of my calls. I do not want his services, getting them elsewhere but I need my money back. Funny how he cashed the check a few days later but doesn’t want to deliver his services. RUN, RUN, RUN and save your time and money."

Home Inspection questions, answered by experts

It’s a good idea to conduct a DIY attic inspection at least once a year to look for signs of water damage, pest infestation, and damage to the underside of the roof decking. If you suspect any problems, call in a professional to confirm and come up with a solution. You should also hire a pro to inspect an attic before purchasing a home, and you can have an inspection done as a seller to entice buyers to move forward with an offer or purchase.

While the air inside your home should have some moisture—the ideal humidity level is between 30% and 50%—too much moisture can lead to issues. Some ways to tell if there’s too much moisture in your home include condensation inside your windows, mildew growth in the bathroom or mold on surfaces, peeling paint, or an uptick in allergy symptoms.

Routine inspections are normal for rental properties. The frequency is up to the landlord. Some property owners only want to check the apartment annually. Others may take a look every three to six months. State laws vary, but more frequent visits may violate a tenant’s “covenant of quiet enjoyment.” This refers to the resident’s right to enjoy relative privacy and freedom from unreasonable disturbances.

Yes. Chimneys should be inspected annually to ensure they are in safe working order. Inspectors check the chimney for cracks, leaks, blockages, creosote buildup, and other problems that could result in structural damage to your home, fire hazards, or carbon monoxide poisoning. A yearly inspection is the best way to identify potential issues before they can cause damage to you or your home.

Federal law doesn’t require homeowners to disclose the presence of asbestos in their home, but some states and local municipalities may require it. That is why it’s important to test an older home for asbestos and other health hazards before moving forward with a sale.
