Comprehensive Inspections

I had an excellent experience with Jeff and Neil. I am in the process of purchasing my first home and Jeff made sure I was 100% comfortable with the home and his inspection results before he left. The report was very thorough and will help me understand maintenance tasks and other things about my house after we close. There wasn't a square inch of the property he did not look at. I definitely recommend these guys.

Neil was great! He was incredibly knowledgeable and thorough. When he found something he explained what it was and what it meant or could mean. He was friendly and easy to be around too which is always a plus in situations like these. He spent almost 4 hours looking at everything. He had the report to me by the end of the day and gave tips on maintaining the property as well as how to shut things off in case of an emergency, complete with pictures! We discussed all concerns the buyer may have so I could have my home marketed with pre inspection and confidence that any issues were covered and dealt with ahead of time. Couldn't be happier. We ordered a home inspection and a radon test with Neil and Jeff of Comprehensive Inspections. We're very glad we did. Both were consummate professionals, taking the time to review every aspect of the house and not rushing through anything. They walked me through all the things they found in an easy and understandable way and gave me a detailed explanation of the house, including the discovery of additions and work that had been done that wasn't original to the house. They also took the time to walk me through the plumbing and utility units, making sure I understood how it worked and how to properly maintain it. They also were great about answering my questions. I've experienced inspections by others in the past where the inspector spent barely an hour looking at everything and didn't even know how to replace a furnace filter. This was quite the opposite with Comprehensive Inspections. They know what they're doing and took the time to make sure it got done right the first time. After their total review of the house, I felt much more at ease knowing they did the job and did it right.

Neil and Jeff were exceptionally knowledgable, thorough, and the education they provided for us as first-time home buyers was informative and will bring greater confidence for us in knowing and maintaining our home. As a medical professional and parent, Neil and Jeff's attentiveness to health and safety matters of our future home was greatly appreciated. They were pleasant and professional. A lot of times, I would get both Neil and Jeff and they go through the pictures and the house all around item by item, not only pointing out what is wrong but also educate the buyers on how to maintain the house. There are times they were not available and I ended up using other inspectors who were also recommended but never was as happy with how they lead the inspection. The downside is that they are often booked up for 7 days, you might want to book their time as soon as the PA is in!

Very courteous and helpful. He was very good at explaining everything that he went through and found in the house. There were things he brought up that I didn't think of which was nice to have. Just very good to work with. No complaints at all. Very professional. I've already recommended to three other people.

Being a first time home buyer who knew the older home needed work, but also loved the charm and character of the home and neighborhood, I knew before the inspection there would be a long list of things to fix. However, the detail in which Comprehensive Inspections provided with everything they found and allowing me to ask as many questions made a daunting process a little less overwhelming. I called a number of places, including ones my realtor suggested, and checked out websites, reviews, and sample reports. Neil was one of the most friendly of everyone and even over the initial phone call was patient with my questions and encouraged me to be there for the inspection and walked me through the house and through photos they took as we went. They even check in with you to see how you are doing with receiving all the info they are finding about the house acknowledging it can be a lot of people - which was reassuring and made you feel like you weren't the only one in the situation feeling overwhelmed hearing everything. They have a great team system between the two of them. Received report for both Radon test (which they went over with me at the home) and the 52 pp home inspection report with photos (which they went over everything while at the home with me in person). Really happy with working with Comprehensive Inspections and will definitely hire them again for any future inspections. The inspection was $400 (1445 sq ft home) and no extra charges for areas such as basement, etc.,+ $150 radon test. Used 5% Angie's list coupon and total was $530 (paying with cash/check).

Hired twice, both times extremely thorough and professional. They saved me the headaches of purchasing a home with too many repairs needed. Later they helped sort out the condition of a distressed foreclosure. I purchased the foreclosure and have no regrets, thanks to their inspection.

Very well for an older home. We were able to knock $5000 off the asking due to their thorough exam. They were very detailed in explanation in their findings, including offering helpful hints. Recommend highly!!

Do yourself a favor and stop here. Do not look any farther. Hire these guys!!! I've owned a few houses and had a few home inspectors. Had 2 good and 1 bad one. These guys knock the 2 good ones right out of the water. Hands down, you will thank yourself for hiring them. Worth the wait to schedule, worth the money in more ways than one. They take the time to educate the consumer and that was a value I am unable to put a price on. Got my money's worth and more!!

They were spot on in assessing the life of our water heater. They said it would likely breakdown very soon... Sure enough, 4 days after moving in it sprung a leak. In addition to being acurate they were friendly and followed through with their promises.

It was amazing! Neil and Jeff were on-time, kind, patient (with our very dumb questions), and thorough. We spent so much time in the home that we actually had to rush them to get back to work. The feedback on the home was thorough but presented in a way that we didn't want to jump off a cliff. Part of the inspection was at Neil's computer as he went through photos - this saved a lot of time and was a great way to do it. We then received a 49 page report with photos and language. Neil also recommended some additional specialized inspection and helped to coordinate that. Neil was very responsive and even provided language to help with our counter-offer. We highly recommend Comprehensive Inspections!

If you are buying a home in the Twin Cities metro you want Comprehensive Inspections to perform your inspection! My husband and I are purchasing our third home. The inspection on our first home was thorough enough to uncover a few important things. When we moved to the Twin Cities four years ago from out of state and purchased our second home, we took our realtor's recommendation on a home inspector and it turned out to be an expensive disaster with lots of things missed that multiple professionals said should have been caught and we ended up spending a lot of money on plumbing, electrical, and other items after the fact. After the experience with our second home, it was important to find a quality inspector. However, it was difficult to find a highly rated home inspector in the Twin Cities in May who could perform the inspection within the 5 days stipulated in our offer. Of the two entities my realtor suggested, one had no online reviews and the other had negative reviews on Angie's and other review sites. Luckily Niel Dentlinger answered my call right away and was able to schedule an inspection for me within the time frame I needed. He and Jeff Flaata were on time and provided and extremely organized, detailed, and truly comprehensive inspection complete with lots of photos. They were very patient walking me through the house and discussing their findings. The final report was 54 pages long. It was hands-down the longest report I had received for our three home purchases and my realtor also commented it was the longest he had ever seen in his 20+ years of selling property. My husband and I feel very confident that 99% of the major issues were uncovered during this inspection. I wish we had used Comprehensive Inspections for the purchase of our last house.

Very thorough and professional home inspection. They took the time to make certain I understood the information and also made suggestions for resolving small electrical or cosmetic issues we weren't going to negotiate with the seller. They brought two inspectors due to the size of the home to make sure we were done in the time frame we needed to be. While I was sitting with one, the other was finishing off his part, then we switched allowing for attic inspection while I was escorted through the house. The report was shared in a timely fashion and was easy to understand. I wouldn't hesitate to recommend Comprehensive Inspections. They offer Angie's List discount AND were $250 cheaper than the largest inspection firm in the metro area.

Neil and Jeff inspected a townhome we are purchasing. What a great job! They were thorough, and found some issues that we need to deal with. Highly recommended. Gave us the confidence to go forward.

I was extremely happy with our inspection, albeit this was my first home inspection so I have nothing to compare it to, I would still use this service again if I needed it.  Neil pointed out things I already knew about and found things I would have never thought to look for.  I was provided a comprehensive list of everything that was found both good and bad (with pictures).

I called them on Friday and they squeezed me in the schedule on Monday.  Jeff came to do the inspection and was very thorough.  He took time to explain everything to me, and asked me at various stages if I had any questions or wanted to walk back through any areas that had an issue.  My parents were also present at the inspection and he included them in the process which was very nice of him.  It was a great experience and I would definitely work with them in the future and refer my friends and family to them.
