"We never got our home inspection report from Darcy. He left the country the day after he did the inspection and did not provide the report. It's been three months and I haven't heard a word back from my calls, texts and emails. We got a home warranty that requires the home inspection report to process our claim. Since we don't have an inspection report our home warranty is worthless."

"Mr. Scheunemann's inspection was so incredibly wrong that I can only think of two explanations: either he lied or he is grossly incompetent. There were many areas of concern in the home we bought, and Mr. Scheunemann downplayed each of these issues and so we bought the house with very minimal negotiation. It became apparent very soon after buying the house that his report was inaccurate. When I contacted him about the many issues he got wrong, he was non-responsive. When I threatened legal action he finally responded, but only to blame the sellers of the house, admitting that these problems did in fact exist before we bought the house. Bottom line, if you want an unbiased and accurate inspection steer clear of this company. Very sad situation because Joe Scheunemann, who started the company was a stand up guy and had integrity."

Home Inspection questions, answered by experts

In most cases, no. The purpose of an inspection is to highlight any glaring issues with the property that the buyer might use to negotiate or want to rectify after closing, but there’s no law stating the inspection must pass. A buyer can accept any problems identified during a failed home inspection. The only exception would be lender-required repairs, which could hold up the mortgage.

Sometimes, issues with the HVAC system or an unbalanced washing machine could be the reason your house feels like it’s moving, but it could also be other factors. If a large truck passes your house or there is construction in the area, your house may feel like it’s moving, but it will be short-lived and not a sign of a larger issue.

While you can perform many routine home maintenance jobs yourself, it’s often a good idea to bring pros in for certain tasks. HVAC maintenance, fireplace and chimney inspections, foundation repairs, and roof inspections and repairs should be handled by professionals who know what to look for and can safely perform repairs. You may also find it helpful to hire a local house cleaning service to help with deep cleaning.

There are some instances where a buyer may want to skip a home inspection, but this is not usually recommended. While home inspections are not always required as part of the homebuying or selling process, they are in the best interest of buyers. If you choose to skip the home inspection, be prepared to discover a home’s hidden secrets on your own over time.

Insurance companies weigh the amount of potential liabilities on your property to increase (or decrease) the cost of your home insurance. They will use several factors to decide if there are more chances for peril or injury to take place at your home. These factors include your location (whether you live in an area with high risk for natural disasters), the age and condition of your home, and whether you have any “attractive nuisances”—features that both increase the aesthetic of your home and potential for injury—like a pool or treehouse.
