"They completed it in 2 days and I havent had an issue since the basement was waterproofed. However, they did forget to plan the initial inspection prior to the work as part of the permit. The city I live in ended up reaching out near the end of the permit date and I didnt know about it until then. I reached out to the project manager for my project at Acculevel about it and they did handle that issue promptly."

"I spoke with Chuck several times over the phone to understand why I shouldn't use a no-salt water softener in Minnetonka, MN and what he recommended. He explained everything very well and provided me with recommendations that fit my needs and my wallet. I was able to research the recommended options before he came out, and then have him install the unit in the first visit - a definite time saver. He installed the unit in the time he said he would take and answered all of my questions.
I was very pleased with Northern, and will definitely use them for all of my plumbing needs in the future.

"Highly recommend. As much as it sucks to have to do projects like waterproofing a basement, when it happens you want reliability and efficiency. That's what we got with Maltese. We were in a time crunch and they fit us in their schedule. Got the job done in 3 days and it was smooth sailing. Used our egress for entry to not travel through the house. We were able to work from home without a hiccup. Absolutely no complaints."

"We did not have to completely replace the side staircase or redo the basement entrance for both instances. They were able to rein-enforce, repair and resurface these deteriorated and previously moss covered and crumbling concrete areas. It was handled in 1.5 days. Very professional, kind and capable employees. Left the sight very clean and did a spectacular job on the repairs. The areas look like new entrances. Very well done! The price was great as well. No complaints. We’re very pleased with this company and will be using them again."
Our team created a trench to the footings and filled it with a drain pipe and rock to channel the water to the sump pump.
This is the front of the steps, before the Gardner Construction team resurfaced the steps and replaced the sidewalk.
This homeowner wanted to replace the window and needed to repair the cracked and crumbling foundation.
The Gardner Construction team installed a new glass block window, providing additional security and a vent, and repaired the foundation.
After installing the sump pump and the drain tile system, our team repours the concrete.

Basement Waterproofing questions, answered by experts

While a standard gutter system is widely considered the most effective way to prevent water damage to your home's foundation, several alternatives are available. These options can be used on their own in certain climates or as supplementary protection.

Common alternatives include:

  • Rain Chains: These are decorative chains that hang from the roof's edge, guiding rainwater to the ground.

  • Drip Edges: These metal strips are installed at the edge of the roof to direct water away from the fascia. While often used with gutters, they can be paired with a ground-level solution but are typically not sufficient on their own.

  • Rain Dispersal Systems: These systems work by breaking up the heavy sheet of water flowing off the roof, dispersing it over a wider area.

  • French Drains: This ground-level system uses a perforated pipe in a gravel-filled trench to collect and redirect water runoff away from the house.

  • Drip Paths: Placed directly below the roofline, these paths made of concrete, stone, or other materials prevent soil erosion and guide water away.

It's important to note that some alternatives like rain chains and dispersal systems may not be adequate in regions with heavy rainfall because they don't divert water away from the foundation as effectively as a full gutter system. Ground-based solutions like French drains can be very effective but are often more expensive and can affect your landscaping and curb appeal. Many experts recommend installing a full gutter system for maximum protection and using alternatives as supplementary measures.

In most cases, it is safe to live in a home with minor foundation problems, but you should not let the issues persist. Virtually all foundations have small cracks from normal settlement, which are not a structural concern but should be sealed to prevent water intrusion. However, major damage—such as large structural cracks, sinking foundations, or bulging walls—can make a home unsafe. Other issues that can pose safety and health risks include poor indoor air quality from mold or pests, uneven floors, and rotten beams or joists. It is always best to have a foundation repair expert or structural engineer inspect any issues to determine if your home is safe to live in.

The most flood-resistant materials you can count on in a flood scenario are concrete, closed-cell insulation, foam insulation (also known as expandable foam), pressure-treated wood, marine-grade plywood, and ceramic tile. When a material is flood-resistant, it can withstand direct contact with floodwater for at least 72 hours without being significantly damaged.

Physically, the most challenging part of finishing a basement is installing egress windows or doors when the space is below ground level. Mentally, the hardest part may be envisioning the project and planning around load-bearing and mechanical obstacles.

You can DIY basement waterproofing in some ways to help save on the overall costs. If your basement isn’t experiencing a lot of water but is noticeably humid, you can try running a dehumidifier that will pull the excess water out of the air. If you notice water leaking due to outdoor drainage issues, you can add downspout extensions to keep rainwater away from your home.

However, if the problem is more severe and requires a more extensive solution, it’s best to call a basement waterproofing professional to assess the treatment you need and install waterproofing safeguards properly. Since keeping water out of your basement is important, ensuring this job is done correctly the first time is best.
